Overview
We’re seeking a full‑time Project Manager to oversee construction projects for multi‑family apartment communities. Acting as the owner’s representative, you’ll manage timelines, budgets, quality control, and compliance with contracts, regulations, and Dolben standards.
You’ll collaborate with property management, consultants, contractors, and vendors, attend pre‑construction and progress meetings, and ensure projects are delivered on time, within budget, and to the highest quality standards.
Responsibilities- Attending pre‑construction and progress meetings and reviewing project plans and specifications to develop familiarity with the scope of work
- Overseeing coordination and providing assistance to the Property Management team as related to construction warranty
- Managing project timelines, funding limitations, procedures for accomplishing projects, and allotment of available resources to various phases
- Monitoring job progress against schedule and performing quality control inspections via Plan Grid platform
- Reviewing contracts of General Contractor and Design Consultants for compliance
- Reviewing all change orders and requests for additional work authorizations for appropriateness and cost
- Managing and overseeing construction administration by thoroughly reviewing and ensuring timely processing of all project documents including submittals, RFIs, payment applications, and invoices
- Producing weekly job progress reports for distribution to project ownership with accurate updates on progress, proposed change orders, and project issues
- Managing Quality Assurance program and punch list process through Plan Grid platform
- Participating in ongoing Value Engineering program before and during projects
- Seeking and securing contracts from project design consultants, utility providers, general contractors, and vendors
- Coordinating and obtaining approvals from municipalities for addressing, mail delivery, and emergency response
- Incorporating cost‑saving products or methods that extend building livelihood and reduce operational costs
- Understanding and implementing all safety requirements, regulations, and laws pertaining to projects
- Supervising and coordinating activities of Quality Assurance Manager, project consultants, vendors, and general contractors
- Resolving construction problems and delays related to design conflicts, consultant administration, productivity, and scheduling
- Maintaining knowledge of competitor developments focusing on design, amenities, and finishes
- Reviewing and complying with AIA contract document requirements relating to multi‑family development projects
- Four‑year degree in construction management, architecture, engineering, or any equivalent combination of education and experience
- Three to five years of multi‑family/commercial construction management experience; ideally for an Owner, Developer, Manager, and/or general contractor
- Ability to read blueprints and understanding of standard construction practices required
- Computer skills related to email, word processing, trade‑related software programs, spreadsheets, and Plan Grid
- Strong mathematical skills including ability to scale measurements from blueprints and calculating figures related to construction
- Basic understanding of accounting
- Excellent written and verbal communication skills with ability to present information to ownership, partners, contractors, and construction personnel
- Ability to think, plan, and execute across multiple tasks with minimal supervision
- Strong problem‑solving abilities and capacity to handle pressure situations
- Supervisory experience with ability to lead teams and provide direction and growth opportunities
- Physical ability to navigate construction sites, uneven ground, and partially completed buildings
- Willingness to work in outdoor weather conditions and construction site environments
- Valid driver’s license and reliable transportation
