Site Manager, Construction Manager/ Foreman, Regulatory Compliance Specialist
A growing New Jersey general contractor is looking to add a Senior Superintendent to its multifamily team. Over the past decade the company has grown from a small operation into a full-service GC with complete preconstruction, project management, and field teams, and it is on track to roughly double in size over the next few years. This is a chance to be one of the key field leaders during that growth, running projects hands‑on while helping shape how the company builds as it scales.
The environment is deliberately different from a large corporate contractor. Leadership is young, proactive, and directly involved in the day to day, decisions get made quickly, and the company invests in the people who are going to help it grow. For an experienced superintendent, that means real ownership of your projects and a genuine say in how things are done.
The RoleYou will take full field ownership of a ground-up multifamily project from mobilization through turnover. This is a run‑it‑yourself position. The General Superintendent visits each site at least twice a week to review scheduling and oversight, but you are the one running the job on the ground, and you are trusted to do it correctly without constant direction.
The immediate pipeline is wood‑frame podium multifamily, ranging from smaller developments of around 24 units up to larger projects of 90 units and beyond, with a strong flow of work behind them.
Responsibilities- Own all on‑site operations on a ground‑up wood‑frame podium multifamily project, from site logistics and mobilization through punch, closeout, and turnover
- Build and maintain the project schedule, including six‑week and two‑week look‑aheads, and drive every trade to hold milestone and completion dates
- Coordinate and sequence all subcontractors daily, resolving conflicts and keeping the work moving to plan
- Manage podium and wood‑frame sequencing, including concrete podium, structural framing, MEP rough‑in, dry‑in, and finishes
- Serve as the primary on‑site point of contact for the project manager, developer, architect, engineers, and inspectors
- Lead safety on site, run daily huddles and toolbox talks, and maintain a clean OSHA compliance record
- Drive quality control against drawings and specifications, and manage inspections with local building departments and third‑party inspectors
- Work with preconstruction and the project manager during buyout to finalize scopes before they are written into subcontracts
- Maintain daily construction reports, manpower logs, photo documentation, and as‑built records
- Extensive field experience running ground‑up construction, ideally decades in the industry, with a strong record as the lead superintendent on multifamily projects
- Direct, hands‑on experience with wood‑frame and podium multifamily construction
- Proven ability to run a project independently, an hour or more from the main office, without hand holding
- Strong command of scheduling, plan reading, and coordination of full MEP and structural scopes
- Comfortable providing input to buyout and working through RFIs, submittals, and change documentation alongside the project manager
