Job Description

Structure Tone New Jersey, part of STO Building Group is looking for an MEP Project Manager to support our current and future mission critical projects. The MEP Project Manager is responsible for overall management and success of commercial data centers, ensuring quality, client satisfaction and profitability goals.

Responsibilities
  • Manage all staff assigned to the project and client relationships among project owner, owner’s tenants and all professional groups involved.
  • Oversee timely and accurate completion of all documentation and administrative aspects related to project management execution.
  • Manage schedules, cost controls and navigate technical issues.
  • Complete or review project reports for accuracy, provide status and financial reports and project schedules.
  • Performs final review of construction projects including bid reviews, bid procedures, vendor & subcontractor qualifications, final estimates, labor & materials takeoffs.
  • Review subcontractor and vendor invoices for approval and negotiate changes.
  • Prepare and submit change orders for approval by clients and director of operations and ensure subcontractors are advised of all change orders.
  • Prepare all close‑out documentation including warranty information, affidavits, record drawings, final retainage payments, releases and accounting documents.
  • Ensure final payments are received from client(s) and appropriate invoices paid to subcontractors.
  • Coordinate with in‑house estimating for early purchasing.
  • Support clients for early planning and scheduling prior to in‑field execution.
  • Advise clients on early release packages to maintain schedule.
Qualifications
  • Bachelor’s degree in mechanical, electrical, civil, or building services engineering, construction management, or significant field experience in MEP trades (mechanical, electrical, plumbing, fire protection) combined with a relevant associate degree, technical diploma, or completion of an accredited apprenticeship program.
  • 5–10 years’ experience managing Mission Critical Projects.
  • Ability to demonstrate proficiency in the following areas of expertise:
    • Strong knowledge of mechanical, electrical, and plumbing systems design intent, installation methods, commissioning processes, and typical failure modes in mission critical project space.
    • Familiarity with relevant building codes, standards, and safety regulations affecting MEP (e.g., electrical codes, plumbing codes, energy codes, fire protection and life safety requirements).
    • Ability to read and coordinate construction drawings and specifications, including mechanical, electrical, plumbing, architectural, and structural documents, plus shop drawings and submittals.
    • Experience managing MEP scopes across the full project lifecycle: preconstruction (estimating, value engineering, constructability review), construction (procurement, installation, QA/QC, inspections), and closeout (testing, commissioning, As‑Builts, O&M manuals).
    • Understanding of cost control, schedule development, and earned value or progress tracking specifically for MEP packages.
    • Working knowledge of construction means and methods, field sequencing, and how MEP trades interface with structural work, building core and shell, finishes, and site utilities.
