Apartment Jr. Maintenance Tech

Responsible for maintaining and repairing physical structures of buildings and maintaining grounds by performing the duties below.

• Receives written work orders or verbal instructions from supervisor.
• Assists in communication with residents, if necessary, regarding work tickets or needed repairs.
• Prepares apartments for change in occupancy, which may include painting, cleaning, appliance repair, and punch-out.
• Completes Work Order tickets as assigned by supervisor.
• May participate in on‑call rotation, if assigned by supervisor.
• Cleans internal areas of buildings, including buffing, dusting, sweeping, vacuuming and mopping.
• Cleans offices and models.
• Maintains the grounds by picking up trash.
• Washes windows.
• Empties trash cans and consolidates trash for weekly pickup.
• Responsible for maintaining garbage removal systems such as trash shuts and compactors.
• Paints interior and exterior walls and trim.
• Repairs parking lot and sidewalks with asphalt, cold patching materials and concrete.
• Operates snow removal equipment to maintain parking lots and sidewalks.
• Shovels snow from walkways.
• Repairs or replaces building brick, stone and concrete.
• Performs other related duties as assigned by management.

• The noise level in the work environment is usually moderate.
• The employee must occasionally lift and/or move more than 50 pounds, frequently lift and/or move up to 25 pounds, or continually lift and/or move up to 15 pounds.
• Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
