What we are looking forWe’re looking for someone with strong customer service skills and experience in general maintenance, including HVAC, plumbing, electrical, carpentry, and flooring. Candidates must have a valid driver’s license and reliable transportation.
What we expect from you- Address, follow up and document service requests
- Maintain an inventory of adequate supplies
- Diagnose HVAC problems and repair or replace components, as needed
- Perform preventive maintenance on fan coil and convector HVAC units
- Complete additional preventive maintenance inspections as scheduled
- Participate in on‑call rotation as scheduled
- Make repairs to grounds and drainage
- Ensure all work and documentation comply with internal quality control standards
- Maintain personal supply of tools as designated by SMC's Tool Checklist
- Address emergency maintenance as needed
- Perform other duties as assigned by manager or supervisor
- Contribute to community and company engagement efforts
- Strong written and verbal communication skills
- Ability to keep neat and accurate records
- Capacity to understand and follow directions
- Competence with technology
- Knowledge of current occupational hazards
- Safety consciousness
- Understanding of basic mathematical and measurement principles
- Ability to lift 80 pounds to the shoulder and carry
- Working knowledge of boiler room components
- Ability to effectively and efficiently complete the following functions:
- HVAC
- Install, troubleshoot, repair and maintain a complete HVAC unit and all of its components
- Perform electrical repairs on gas‑fired furnaces, water heaters, fan coil, and convector units
- Understand refrigeration cycle and proper charging methods
- Electrical
- Safely complete work on 277 Volts -- 200 Amps not connected to a main bus
- Plumbing
- Unclog drains of all types
- Repair and replace all plumbing and trim fixtures and their components
- Repair and replace drain, waste, and vent piping of all material
- Repair and replace electric water heaters and gas waters heater up to 199,999 BTU
- Repair and replace domestic water pipes up to three inches, including valves
- Repair and replace wood cabinets, counter tops and vanities
- Caulk doors, windows and floors
- Repair and replace interior and exterior doors, and hardware
- Install patio door rollers, locks, Charlie bars, security pins and patio screen rollers
- Install thresholds
- Repair and replace floor tile, sheet vinyl and wood floors
- Repair and replace wooden trim and vinyl cove base, chair rail, quarter round and crown molding
- Repair and replace underlayment and sub‑floor
- Repair and replace wood framing members
- Ceramic/Drywall
- Remove and replace grout and caulking
- Repair and replace ceramic tiles on walls and floors
- Repair and replace drywall
- Install bathroom fixtures
- Properly address moisture‑damaged materials
- HVAC
- Type II CFC License or higher
- Seven years of experience in maintenance related field(s)
- Completion of all basic maintenance classes and on‑the‑job training within one year of hire date
$25.22 - $36.28/ hour to start
