Reporting to the Director of Capital Projects, the project manager’s primary accountabilities will be related to the planning, management and implementation of capital projects and assisting in the management of the P3 contract.

RESPONSIBILITIES

Woodstock Hospital:

• Maintain daily communication with Capital Projects Director and WH onsite facility management staff

• Responsibilities of the Project Manager will include project initiation, planning, design, procurement, construction, site supervision, commissioning, FFE procurement & delivery process and close-out using appropriate policies, procedures and practices.

• Oversee any disputes arising from their project work

• Work in collaboration with Clinical Stakeholders, Bio-Med, Infection Prevention and Control, Security, and several other hospital departments to successfully implement tasks.

• Work with third party Engineers, Architects, consultants, general contractors, trades, suppliers and regulatory bodies to complete projects successfully.

• Procurement
o Manage the RFP process with WH purchasing department as necessary for projects
o Create scopes of work and put together construction contracts and any other documents required as part of an RFP, Bid or Tender.
o Negotiate service contracts, quotes, RFPs and equipment
o Follow BPS guidelines
o Approve invoices and issue purchase orders

• Understand WH P3 Project Agreement and assist in the management of the contract as required:
o Reconciliation of work order deductions and points
o Negotiate on WH behalf on failures with the service provider
o Review Shutdown and temporary repair requests
o Determine contractual requirements

• Manage WH CHP contract and hospital site inspections

• Manage onsite co-op students and assist in the hiring process

• Work closely with the Capital Projects Director and take over the Director’s responsibilities while they are on Vacation or during an absence

• Ensuring that the facility meets government regulations and environmental, health and safety standards, including collecting and submitting data for annual reporting requirements
Medical building:

• Manage and oversee onsite Professional Medical Building

• Maintain and manage internal and external communications with tenants, staff, clients, trades, suppliers, and project teams.

• Manage all Corrective and Preventative maintenance at the Medical Building within budget:
o Landscape and Winter Maintenance
o HVAC/ Equipment Maintenance
o General Building Preventative and Corrective Maintenance
o Tenant Work Orders

• Develop and improve a preventative maintenance schedule/program.

• May receive calls 24/7 for potential alarms or issues as they arise.

QUALIFICATIONS AND EXPERIENCE

• Possess a degree from a recognized university in Architecture, Engineering or have applicable work experience

• Minimum of 3 to 5 years experience managing projects (hospital experience is an asset)

• Experience managing sub trades

• Experience with contract management - P3 experience would be an asset

• Able to use computer programs such as AutoCAD, Revit, Microsoft project, Excel, and Word

• Strong knowledge on project management, Contracts, building maintenance, mechanical systems and troubleshooting.

• Solid understanding of complex drawings, specification and other technical data are essential

• Knowledge of applicable Building Codes, regulations and industry best practices.

• Building automated systems or computerized maintenance management system experience would be an asset.

• Self-motivated, able to work independently and collaboratively as a team member

• Solid organizational skills and attention to detail

• Excellent time management skills and the ability to handle a complex workload
