Position SummaryWe are seeking an experienced Project Manager to manage commercial construction projects from preconstruction handoff through final closeout. This role is responsible for day-to-day project administration, client and subcontractor communication, financial tracking, schedule coordination, RFIs, submittals, change management, document control, and close coordination with Superintendents and Assistant Project Managers.
The right candidate is organized, accountable, professional under pressure, and comfortable managing the many moving parts of a construction project. This person should be able to protect project margin, communicate clearly, support the field team, maintain strong documentation, and help deliver projects safely, profitably, on schedule, and in alignment with client expectations.
Typical Project AssignmentsTypical assignments may include small to mid-sized commercial projects, tenant improvements, renovations, site improvements, occupied renovations, program work, and portions of larger projects under the oversight of senior leadership.
Key Responsibilities- Manage assigned projects from preconstruction handoff through final closeout.
- Coordinate with Superintendents to align field execution with drawings, specifications, schedule, budget, safety expectations, and quality standards.
- Maintain a clear understanding of project scope, contract requirements, exclusions, assumptions, schedule commitments, and client expectations.
- Serve as a primary day-to-day contact for clients, owner representatives, architects, engineers, consultants, AHJs, subcontractors, and vendors.
- Lead or participate in OAC meetings, subcontractor coordination meetings, internal project reviews, and client updates.
- Manage project budgets, commitments, purchase orders, owner change orders, subcontractor change orders, allowances, contingencies, forecasts, and cost reports.
- Review subcontractor and vendor proposals for scope, pricing, inclusions, exclusions, qualifications, schedule impact, and compliance with project requirements.
- Track project costs, identify margin risks, prepare forecasts, and communicate financial issues early to company leadership.
- Support monthly pay applications, subcontractor invoices, change order logs, owner billings, and cost-to-complete updates.
- Develop, review, and maintain project schedules in coordination with Superintendents, subcontractors, vendors, clients, and design teams.
- Identify long-lead items, procurement risks, permitting issues, utility coordination needs, owner-decision deadlines, and sequencing constraints.
- Help establish and maintain buyout plans, procurement logs, submittal schedules, RFI logs, change order logs, and closeout logs.
- Assist with or lead subcontractor buyout, scope reviews, bid leveling, contract preparation, and procurement strategy.
- Hold subcontractors accountable for schedule, quality, safety participation, documentation, and closeout requirements.
- Manage RFIs, submittals, meeting minutes, drawing and specification updates, bulletins, addenda, change documents, photos, daily reports, punch lists, closeout documents, and project correspondence.
- Maintain accurate project information in Procore and other company systems.
- Promote a safety-first project culture in partnership with Superintendents and field leadership.
- Support quality control through document review, field coordination, deficiency tracking, punch list management, and proactive issue resolution.
- Plan closeout early and manage punch list, attic stock, O&M manuals, warranties, as-builts, training, commissioning coordination, final inspections, lien waivers, and final payment requirements.
