The Senior Project Manager oversees construction projects from estimation through final completion. Responsibilities include coordinating internal teams, clients, and subcontractors, and managing construction and financial progress. Frequent travel to job sites is required.
Key Responsibilities- Lead all aspects of project management, directing on-site superintendents and construction managers.
- Establish project goals, timelines, and policies in collaboration with stakeholders.
- Act as the main liaison with clients, owners, engineers, and subcontractors.
- Monitor financials, construction progress, and overall performance to ensure success.
Analyze site conditions and review site plans to understand project scope; interpret project specifications and coordinate with vendors on material costs; identify and notify required subcontractors; develop a preliminary project schedule.
Review and manage Owner/Prime Bidder and Subcontractor contracts; coordinate certified payroll and prevailing wage requirements; collect, review, and submit necessary submittals; schedule subcontractors and manage material procurement; prepare project binders for superintendents (plans, specs, phase lists, materials).
Direct crews and subcontractors to meet performance goals and timelines; partner with VP/Sr PM on recruitment, disciplinary actions, and terminations; ensure EEO compliance; facilitate communication between field supervisors and engineers/owners; approve and code invoices, oversee job costing and payroll coding; track quantities, update projected costs weekly, and generate weekly cost reports; submit formal change order requests with supporting documentation and manage related subcontractor changes.
Submit formal requests for substantial completion; conduct job cost audits and performance reviews; lead post-project analysis and closeouts.
- Preferred:
Degree in Civil Engineering, Construction Engineering, or Construction Management. Equivalent experience accepted. - 5+ years of project management experience, including coordination with owners, engineers, agency personnel, employees, vendors, and the public.
- Proficient with construction-related software and general computer tools.
- Valid driver’s license.
- Self-starter with the ability to work independently and manage complex projects with minimal supervision.
