Job Title

Maintenance Technician

Salary

$23 to $25 per hour

Schedule

Monday – Friday, 8:00 a.m. – 5:00 p.m., plus rotating on‑call shifts.

Responsibilities
  • Perform maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as required.
  • Carry out general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Conduct proactive preventative maintenance for siding, painting, lighting, sprinklers, pool, golf‑cart, elevator, and more.
  • Maintain work‑order system by ensuring all orders are completed on time and to company standards.
  • Inspect the property grounds, buildings, and common areas to meet safety and cleanliness standards and identify needed repairs.
  • Assist with property emergencies, including snow removal, inclement weather, fires, and floods.
  • Communicate maintenance issues promptly to maintenance leadership.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
  • Participate in emergency on‑call and after‑hours assignments, adhering to response times.
  • Promote customer satisfaction by maintaining cleanliness and curb appeal and interacting courteously with residents.
  • Foster a positive, collaborative relationship with residents, other properties, and associated agencies.
  • Maintain a professional demeanor and appearance at all times.
  • Adhere to all components of the company risk‑management program.
Education and Experience
  • High school diploma or equivalent required.
  • At least one year of experience in the property management industry or a directly related field.
  • General maintenance and general carpentry skills required.
Skills and Requirements
  • Valid driver’s license, clean driving record, and current auto insurance.
  • Ability to read, write, and understand English.
  • Proficiency with general office equipment such as telephone, fax, printer, copier, and key‑track system.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task and perform basic mathematics.
  • Skill in coping with and defusing difficult or angry situations.
  • Ability to maintain confidentiality.
  • Compliance with a professional appearance and uniform policy.
  • Compliance with all safety requirements.
  • Required to complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
