ESSENTIAL
JOB DUTIES:
Â
Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.Â
ProvidingÂsuperior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork toÂensureÂcompletionÂtoÂcompany standards.Â
Track and evaluate advertising, and all client traffic.Â
Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel,Âin order toÂmaximize their engagement and minimize turnover.Â
Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.Â
LeadingÂbyÂexample. Instilling,Âmaintaining, and modelingÂCushmanÂ& Wakefieldâ™s mission to be the best national management company.Â
Supervise day-to-day operations ofÂthe entireÂon-site team, ensuring that all policies and procedures are being followed.Â
Maintain effective on-site staff through interviewing, hiring, and coachingÂteamÂas necessary.Â
Maintain residents' filesÂin accordance withÂcompany'sÂstandards.Â
Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.Â
Manage andÂmaintainÂall aspects ofÂoverallÂcommunity budget and finances.Â
Work with leasing staff to ensure that leasing/marketing goals areÂbeing met.Â
COMPETENCIES:Â Â
Effective communication and customer service skillsÂ
Computer literate, including Microsoft Office Suite and internet navigation skillsÂ
General office, bookkeeping and sales skills and excellent oral and written communication skillsÂ
DetermineÂleasing opportunitiesÂofÂstaff and work on goal setting, improving the performance of each staff member.Â
Supervise day-to-day operations ofÂteam, ensuring that all C&W policies and procedures areÂfollowed.Â
Work with leasing staff to ensure that leasing/marketing goals areÂbeing met.Â

IMPORTANT EDUCATIONÂ Â
Bachelorâ™s DegreeÂpreferred.Â
Real Estate License preferred.Â

3+ years of Property Management experienceÂ
3+ years of Management experienceÂ
WORK ENVIRONMENT Â
This jobÂoperatesÂin a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filingÂcabinetsÂand fax machines. Regularly required to travel.ÂÂ
