As a Lead Maintenance Technician, you will play a pivotal role in ensuring the safety, comfort, and overall functionality of our properties. Your expertise will be essential in maintaining and enhancing our residents’ living experiences.
Responsibilities include:
- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
- Assist with creating and/or organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
- Ensure vacant apartment homes and car garages are rent‑ready in a timely manner, including performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and/or repairs to ensure apartment is ready for occupancy.
- Train, mentor and oversee work/projects of Maintenance Technicians I and II.
- Conduct apartment Preventative Maintenance (PM).
- Inspect community grounds and buildings daily to identify maintenance needs.
- Maintain an incident and injury‑free safety culture by following all AVB safety policies and procedures.
- Perform hot works, when applicable, including brazing, soldering, and welding within AVB standards.
- Assist with creating and/or organizing work orders and general maintenance tasks.

- 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, plumbing, electrical, and general maintenance repair work.
- A valid driver’s license.
- HVAC (CFC certifications required — or willingness/desire to learn).
- Ability to accommodate an on‑call schedule in rotation with the team each month.
- Ability to communicate with associates and residents to provide customer service.
- Ability to read and understand policies and procedures, including Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency policies and procedures.
- Knowledge of cleaning and chemical supplies, Hazard Communication Safety Data Sheets (SDS), proper chemical applications and handling.
- Knowledge of Personal Protective Equipment (PPE) and ability to use it properly.
- Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
- Demonstrates knowledge of paint types and paint tools.
