Construction Project Manager

The Construction Project Manager provides leadership, vision, and direction across multiple aspects of construction, including pre-construction management, project management, contracts, field operations, equipment, environmental compliance, and safety. This role works independently and requires little to no supervision.

Supervisory Responsibilities

  • Demonstrate the company's core values with both internal team members and external clients
  • Recruit and promote in alignment with the company's vision
  • Mentor project team staff
  • Oversee assignments of various teams and project personnel
  • Lead construction teams and serve as the primary point of contact for clients

Duties and Responsibilities

  • Perform pre-construction project management, including collaboration with architects and engineers to develop scope, budget, and schedules
  • Develop and oversee agreements, proposals, and contracts with clients and consultants, ensuring execution at project start
  • Prepare project schedules using Microsoft Project (conceptual and detailed construction schedules)
  • Develop Division 01 general requirements specifications for bidding
  • Conduct project bidding, including pre-bid meetings, RFIs, responses, and bid tabulations
  • Manage construction projects during the build phase, including meetings, oversight, financial analysis, and reporting
  • Prepare AIA agreements with owners and contractors
  • Communicate project updates with team members
  • Understand and manage project scope; identify and act on scope changes promptly
  • Manage vendor bid pricing and prepare cost analyses
  • Establish and maintain relationships with vendors and contractors
  • Evaluate and manage project risks throughout construction
  • Perform quality control and safety reviews
  • Implement and monitor timelines and critical path scheduling
  • Recruit and evaluate contractors; authorized to stop work or remove contractors if standards are not met
  • Maintain communication with leadership and departments; conduct pre-construction meetings
  • Oversee workload distribution and ensure effective use of team resources
  • Ensure adherence to company policies and procedures
  • Develop partnerships and contribute to business development efforts
  • Ensure projects are completed within budget and meet or exceed profit margins
  • Negotiate solutions with contractors, inspectors, and suppliers
  • Research and recommend improvements in methods, materials, and contractor selection
  • Identify and recommend new technologies to improve processes
  • Stay current on industry trends and emerging technologies
  • Negotiate contracts and resolve disputes related to labor, scheduling, and payments
  • Prepare proposals, fees, and constructability estimates
  • Review budgets, manage invoicing, and approve contractor invoices
  • Ensure projects align with organizational goals and client expectations
  • Participate in client presentations
  • Engage in professional development and industry organizations

Education and Experience

  • Bachelor of Science in a technical or construction-related field required
  • Minimum of five (5) years of practical experience OR
  • Equivalent education (e.g., Engineering Technology degree) with a minimum of ten (10) years of experience
  • Experience with construction documentation, accounting, and project management software

Physical Requirements and Work Environment

  • Prolonged periods of sitting and working on a computer (indoor environment)
  • Ability to lift up to 15 pounds
  • Ability to reach above and below the waist
  • Ability to use hands for repetitive motions, grasping, and handling objects
  • Ability to bend and twist as needed
  • Visual and auditory acuity required
  • Must comply with client and government operational requirements
  • Exposure to outdoor environmental conditions
  • Remote work capability
  • Ability to conduct field observations and site surveys
