PositionDescription:
The Janitorial & Maintenance Technician supports the property's daily upkeep, including maintenance, janitorial duties, landscaping, and snow removal. This role offers on-the-job training and an opportunity to work in a team-oriented environment while gaining hands‑on experience in property maintenance. This part‑time position requires flexibility for emergency off‑hours, including evenings and weekends.

Essential Functions:- Maintenance and Janitorial Operations (90% of time spent):
- Housekeeping – Daily cleaning, housekeeping, and trash removal tasks to ensure the property is neat and welcoming.
- Housekeeping may also include, but is not limited to: dusting, mopping, cleaning eating areas, cleaning the restrooms and common areas, operating floor scrubbers and other cleaning equipment, and other duties as assigned.
- Maintain inventory of cleaning and maintenance supplies and notify management when restocking is needed.
- Maintenance – Daily maintenance activities as assigned.
- Assist with minor repairs, painting, and general property maintenance using standard hand and electrical tools.
- Assist the Maintenance Lead with coordinating access for contractors and vendors.
- Respond promptly to maintenance requests and work orders in a timely and professional manner.
- Outside Property (as directed by Maintenance Lead):
- Monitor exterior areas including lighting, signage, and parking lot conditions to ensure a safe and attractive environment.
- Mow, trim, and maintain landscaped areas and removal of debris.
- Troubleshoot and assist with basic plumbing repairs (unclogging drains or fixing leaks).
- Operate equipment such as lawnmowers, snow blowers, golf cart, pressure washers, parking lot sweepers, parking lot stripers, UTV/Mule, and other applicable machinery (training provided).
- Conduct seasonal snow removal and apply de‑icing materials to walkways and parking lots.
- Safety – Ensure compliance with safety standards, including proper use of PPE, reporting hazards, and maintaining OSHA guidelines:
- Immediately report unsafe or inappropriate guest or tenant behaviors to the Maintenance Lead and/or General Manager.
- Support emergency response situations (weather events, spills, equipment failures) as needed.
- Perform routine inspections of common areas, restrooms, parking lots, and building systems to identify maintenance needs and safety concerns.
- Notify Maintenance Lead and/or General Manager of unsafe conditions.
- Operations:
- Open and close duties as needed.
- Leasing, Displays, & Marketing Support (5% of time spent):
- Assist with event setup and teardown, including tables, chairs, tents, trash stations, and displays.
- Support leasing and marketing by helping to prepare vacant spaces.
- Aid in holiday/seasonal decoration setup and teardown.
- Team Meetings (5% of time spent):
- Participate in daily check‑ins with the Maintenance Supervisor or General Manager.
- Attend scheduled team meetings and contribute to discussions about maintenance needs.
- Ability to operate basic equipment and tools, including lawnmowers and snow blowers.
- Eagerness to learn about maintenance systems, including plumbing, electrical, and HVAC.
- Strong attention to detail and time management skills.
- Dependable and self‑motivated with a positive attitude.
- Ability to lift and carry up to 50 pounds.
- Professional and courteous demeanor when interacting with tenants and the public.
- High school diploma or GED preferred.
- Must be able to read, write, and do simple calculations.
- A willingness to learn new skills on the job.
- No prior experience required—training will be provided!
- Flexibility to work evenings and weekends as needed.
- Valid Wisconsin drivers license.
