Lead Maintenance Technician

We are looking for an experienced Lead Maintenance Technician to lead our maintenance team and ensure our apartment community remains safe, attractive, and well-maintained.

• Lead, train, schedule, and support the maintenance team.
• Oversee daily maintenance operations, repairs, and vendor projects.
• Assist with HVAC, electrical, plumbing, appliance, carpentry, drywall, pool, and building repairs.
• Manage service requests, apartment make-readies, inspections, and preventative maintenance.
• Maintain inventory, order supplies, and oversee maintenance invoices.
• Assist with budgets and control maintenance, repair, and utility expenses.
• Ensure excellent resident service and timely response to maintenance requests.
• Coach employees, manage schedules, and help control overtime costs.
• Participate in an on-call rotation and assist other communities as needed.
• Promote a safe, professional, and positive work environment.

• High school diploma/GED or equivalent experience.
• EPA/Freon Certification (Type I & II or Universal) required.
• 4–6 years of related maintenance experience preferred.
• 2 years of supervisory experience preferred.
• Strong knowledge of apartment or building maintenance systems.
• Excellent leadership, communication, and problem-solving skills.
• Basic computer and email skills.
• Ability to work effectively with residents, vendors, and team members.

• Ability to walk, climb, stoop, kneel, crawl, and work indoors and outdoors.
• Ability to regularly lift 25+ pounds and occasionally lift more than 100 pounds.
• Ability to work around mechanical equipment, chemicals, electrical systems, and varying weather conditions.
• Some travel between communities may be required.
