Job Description Summary

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Complete assigned work orders from resident requests for service, undertaking preventive maintenance on the property by diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Perform the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor of re‑ordering needs.
  • Complete documentation and paperwork accurately and in a timely manner so service requests are properly recorded and tracked.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, performing general cleaning, pressure‑washing outdoor areas, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts, avoiding wasteful use of materials and supplies, and practicing proper use of tools and equipment.
  • Other Responsibilities
  • Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents and incidents promptly and accurately.
  • Periodically inspect work performed by contractors, vendors, and service providers to verify that materials and services meet quality standards, scope, and specifications.
  • Assist in routine and periodic property inspections to identify safety and risk‑management concerns, maintain the property, and communicate physical needs to management.
  • Physical Demands

    Incumbents must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work may be required in all weather conditions (rain, snow, heat, hail, wind, sleet). Incumbents must be able to push, pull, lift, and maneuver weights of up to 25 pounds independently and up to 50 pounds with assistance.

    Rare or regular travel, a flexible schedule, and overnight or weekend calls may be required.

    Required Licenses or Certifications
  • EPA certifications Types 1 and II or Universal for refrigerant recycling (apply to Certified Service Technicians).
  • All certifications required by State and Local jurisdictions (apply to all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, where applicable.
  • Additional Compensation

    Many factors influence pay within the posted range, including business requirements, prior experience, current skills, and geographical location. Corporate positions may participate in a quarterly or annual bonus program based on individual and company performance. On‑site property positions may participate in weekly, monthly, and/or quarterly bonus programs.
