Maintenance Technician

The Maintenance Technician assists in carrying out the property’s maintenance processes, including corrective, preventative, routine, emergency, and cosmetic maintenance. Under the supervision of the Maintenance Supervisor and Community Manager, the technician also supports the make‑ready process and ensures all work aligns with the property’s operational objectives.

Responsibilities
  • Attend community maintenance duties on a regular/daily onsite basis.
  • Respond to resident and management requests, and work orders for common areas, buildings, and units in a timely manner.
  • Perform necessary repairs and replacements in community common areas and units.
  • Assist with scheduling and execution of all maintenance/repair‑related turn events.
  • Maintain the exterior of the community, including grounds, breezeways, and common areas.
  • Perform swimming‑pool maintenance, cleaning, and maintain accurate chemical logs.
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions or liability concerns.
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Understand and follow Asset key policies.
  • Keep the maintenance shop well‑organized and properly stocked while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor with the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist with inventory monitoring of equipment and supplies.
  • Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, make‑ready status, and work in progress.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report violations of community rules to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergencies at the community.
  • Use property resources, equipment, and supplies efficiently.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies delegated by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to use on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements

Must be able to move about frequently, ascend and descend ladders, stairs, ramps, and step stools, work in confined spaces, traverse uneven terrain, lift and move objects of 100+ lbs. Operate machinery and power tools, and work overtime, weekends, and night hours during on‑call emergencies. Must also be able to stand or sit for prolonged periods.

Licensing & Equipment

Must have reliable transportation to meet emergency on‑call requirements.

Benefits & Compensation

Salary range: $20.00 to $24.00 per hour. Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, paid sick days, company holidays, and potential commission and performance bonuses for eligible positions.
