Job Description

We are seeking a skilled and experienced Maintenance Manager to oversee all maintenance operations at our seasonal resort. This role is essential to ensuring the successful opening and closing of facilities each season, maintaining property standards, and providing an exceptional guest experience. The ideal candidate will have extensive knowledge of facilities maintenance, a strong understanding of seasonal property operations, and the ability to manage a small maintenance team.

Job Responsibilities
  • Seasonal Opening and Closing of Facilities: develop and implement a detailed plan for opening and closing all resort facilities, oversee the setup, maintenance, and shutdown of utilities (HVAC, plumbing, electrical, water), coordinate with other departments, and conduct inspections before and after the season.
  • General Maintenance and Repairs: supervise and perform general repairs, preventive maintenance, and inspections throughout the property; schedule routine maintenance tasks; troubleshoot and repair systems and equipment; maintain an organized inventory of tools and supplies.
  • Team Leadership and Coordination: lead a small maintenance team, set expectations, assign tasks, provide training on safety protocols and equipment use, and work closely with Housekeeping, Front Desk, Human Resources, and Food & Beverage to align maintenance efforts with resort operations.
  • Budget Management and Vendor Coordination: manage the maintenance budget, make cost‑effective decisions for repairs and purchases, coordinate with outside vendors, track expenditures, and generate budget reports.
  • Safety and Compliance: ensure all facilities and practices comply with health, safety, and environmental regulations; conduct safety audits and risk assessments; maintain accurate records of maintenance activities, inspections, and compliance documents.
Qualifications

Education:

High school diploma or GED required; technical or vocational training in maintenance or facilities management preferred.

Experience:

  • 5+ years of maintenance experience, preferably in a hospitality or resort setting.
  • 2–3 years of experience managing people.
  • Demonstrated experience with seasonal property openings and closings is highly preferred.

Skills:

  • Proficient in maintenance trades (plumbing, electrical, HVAC, carpentry, general repairs).
  • Strong organizational and project management skills with attention to detail and prioritization.
  • Excellent problem‑solving and troubleshooting abilities.
  • Proficiency with maintenance tracking software or willingness to learn.
  • Basic budgeting and cost management skills.

Preferred Attributes:

  • Strong communication skills and experience leading a small team.
  • Proactive and resilient, able to adapt to stressful and time‑sensitive deadlines.
  • Certification in one or more trade areas is a plus.
  • Understanding of local building codes, safety regulations, and environmental standards.
