Position: Maintenance Technician - The Reserve

Job Summary

* Experience in residential property maintenance preferred; CPO (Certified Pool Operator) and EPA certifications highly preferred.
* This position performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities
  • Completes assigned work orders from resident requests for service, as well as preventative maintenance on the property by diagnosing defects, performing repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Completes the "make-ready" process to prepare vacant apartment homes for leasing by conducting pre‑move‑out inspections, creating a punch list, scheduling vendors and contractors, obtaining supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment and tools by tracking inventory, returning unused items, and notifying the maintenance supervisor about re‑ordering needs.
  • Completes documentation and paperwork in a timely, accurate, and complete manner so that service requests can be tracked and recorded.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, being waste‑free with materials and supplies, and using tools and equipment correctly.
Other Responsibilities
  • Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
  • Might periodically inspect work performed by contractors, vendors, and service providers to verify that the work, materials, and services meet quality standards, scope, and specifications.
  • Assists in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work in all weather conditions. Push, pull, lift, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required. Work a flexible schedule, including evenings, weekends, and holidays.

Required Licenses or Certifications
  • EPA certifications Type1 andII or Universal for refrigerant recycling (applies to Certified Service Technicians).
  • All certifications required by state and local jurisdictions (applies to all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.
Additional Compensation

Pay is determined by business requirements, experience, skills, and location. In addition to the base salary, this role may be eligible to participate in quarterly or annual bonus programs (corporate positions) or weekly, monthly, and/or quarterly bonus programs (onsite property positions).
