Company Overview

Asset Living is a third‑party management firm founded in 1986. The company manages a diverse portfolio of multifamily, single‑family rentals, affordable housing, build‑to‑rent, active adult, and student housing properties nationwide.

Position Summary

The Maintenance Supervisor is responsible for all maintenance operations of a community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service.

Essential Duties & Responsibilities
  • Maintenance Management – regular/daily onsite attendance; coordinate, schedule, and respond to resident/management requests and work orders; ensure repairs and replacements in community common areas and units; inspect grounds, buildings, and community features daily; manage a preventative maintenance program; maintain a well‑organized and properly stocked maintenance shop; maintain hazard communications program; participate in unit inspections; maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress.
  • Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit; participate in on‑call emergency duties; plan for and utilize property resources, equipment, and supplies economically; give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Personnel Management – under the direction of the Community Manager, supervise, train, and schedule maintenance staff; check daily work progress; provide immediate assistance and instruction; provide input on employee performance evaluations; ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; promote harmony and quality job performance of staff.
  • Customer & Resident Relations – manage excellent customer service and monitor service request turnaround and responsiveness; project a favorable image of the community; ensure consistency in dealing with residents; enforce community policies that the immediate supervisor delegates.
Education & Experience
  • High School Diploma or Equivalent
  • EPA & CPO certification required; HVAC desired.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements – Small Properties
  • Regular movement to accomplish tasks, use of wrists, hands, and/or fingers in repeating motions, inspect objects, work in tight and confined spaces, traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools, overhead positions, operate machinery and power tools, operate motor vehicles or golf carts, adjust and move objects of 100+ lbs, lift and place objects of 100+ lbs, and be exposed to outdoor weather elements and hazardous chemicals;

    overtime, weekends, and night hours (on‑call emergencies) may be required.
  • Occasional stationary work such as standing or sitting for prolonged periods.
Physical Requirements – Large Properties
  • Similar frequent movement and tasks as for small properties, with additional exposure to hazardous chemicals and the ability to work overtime, weekends, and night hours (on‑call).
  • Occasional stationary work such as standing or sitting for prolonged periods, lifting and placing objects of 100+ lbs, and adjusting and moving objects of 100+ lbs.
License / Equipment
  • Must have reliable transportation due to the emergency on‑call requirement.
Compensation & Benefits

The compensation package is $22 to $26 per hour, based on experience, skill set, and certifications. Additional benefits include medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses where applicable; paid sick days and company holidays for full‑time employees.
