Maintenance Supervisor | Meadow Woods (Alexandria, VA 22306)
Excellent opportunity for an experienced, dependable and committed MAINTENANCE SUPERVISOR to lead, support and develop the maintenance team and to provide outstanding maintenance services to our Meadow Woods community of 712 apartment homes, nestled among tranquil acres of mature trees in the Route 1 corridor of Alexandria, VA 22306
The Maintenance Supervisor will oversee the maintenance operations of Meadow Woods Apartments, including supervising a team of seven Maintenance Technicians. The ideal candidate will have strong leadership skills, technical expertise, and a passion for ensuring the upkeep and functionality of our community.What You’ll Do
- Supervise and coordinate the daily activities of the maintenance team, including assigning tasks, scheduling work orders and ensuring timely completion of assignments
- Schedule and plan work such as general apartment maintenance, preventive maintenance, and turnovers/punch-outs within the community (712 apartments)
- Daily review of utility meter reports to determine action needed for resolution and ensure quick responses to resolve issues
- Monitor and evaluate maintenance team members’ performance. Train and mentor to enhance team members’ skills and knowledge
- Manage vendor relationships by serving as the primary point of contact for outside vendors and contractors; coordinate contracted services, including grounds maintenance, building cleaning, and other vendor/contractor-provided services; monitor service delivery to ensure compliance with contract requirements and company standards; and address performance or service concerns with vendor representatives.
- Conduct regular apartment, building and property inspections to identify maintenance needs, safety hazards and areas for improvement
- Perform hands‑on maintenance tasks as needed, incl. plumbing, electrical, HVAC, carpentry and appliance repairs
- Maintain inventory of maintenance supplies and equipment, and coordinate procurement as necessary
- Enforce safety protocols and ensure compliance with all applicable regulations and company policies
- Collaborate with property management team to develop and implement preventive maintenance programs and strategies
- Prepare reports on maintenance activities, incl. work orders, expenditures and maintenance logs
- Respond promptly to resident maintenance requests and emergencies, providing courteous and efficient service
- Assist with budget planning and management for maintenance related expenses
- Ensure the property’s curb appeal, cleanliness and overall appearance are maintained at all times.

What You Bring
- Minimum of 5 years’ experience in residential apartment maintenance, incl. 3 years supervising a team of 3 or more.
- Strong technical skills in plumbing, electrical, HVAC, carpentry, appliance repair, and general building systems
- Excellent leadership, interpersonal skills, communication, organization, problem‑solving and follow‑through skills
- Experience supervising maintenance work in an occupied multifamily residential community
- Proven ability to prioritize tasks, work orders, turnovers, preventive maintenance, inspections, emergencies, and resident service needs in a fast‑paced environment
- Knowledge of safety regulations and best practices in residential maintenance
- Professional, courteous, and service‑oriented when working with residents, team members, vendors, and contractors
- Computer skills and prior experience with apartment management software
- Valid drivers’ license and reliable transportation
- HVAC certification, technical training or trade certifications in plumbing, electrical, boilers, safety, or facilities operations experience with older properties, aging infrastructure, or large apartment communities preferred
- Physical Requirements:
- lift, carry, push or pull up to 50lbs as needed
- stand, walk, bend, kneel, crouch, and climb stairs during the workday
- work indoors and outdoors in varying weather conditions
- enter occupied and vacant apartment homes, mechanical rooms, storage areas, crawl spaces, and other property areas as required
- use hand tools, power tools, and maintenance equipment safely
- respond to maintenance emergencies and participate in the on‑call response, if required
- Annual salary: $78,000 – $83,000 (depending on experience)
