Primary Responsibilities
  • Assist in supervising the day‑to‑day activities of the Maintenance Department in accordance with federal, state, and local standards, guidelines and regulations governing the facility.
  • Maintain the facility, which may include painting, carpet repairs, cleaning, general repairs, and housekeeping duties, ensuring a quality experience for residents.
  • Supervise day‑to‑day maintenance functions of assigned personnel.
  • Assist the Administrator in setting maintenance standards and in developing procedures for performing daily maintenance tasks.
  • Assist in standardizing the methods in which work is accomplished.
  • Maintain material safety data sheets (MSDSs) for hazardous chemicals in the maintenance department.
  • Apply knowledge of maintenance functions such as plumbing, HVAC, basic electrical, carpentry, painting and sheetrock.
  • Demonstrate knowledge of state, local, and federal regulations in relation to nursing homes.
  • Complete maintenance services and activities using the TELS maintenance program.
  • Ensure that all systems, including alarm and fire systems, are tested per state, local and federal guidelines.
  • Schedule bids, submit reports, and document the execution of state‑mandated safety items.
  • Make regular rounds to identify areas in need of repair.
  • Take part in in‑services and training of staff, including company driver training, OSHA rules and regulations, and safety programs.
  • Act as part of the Manager‑on‑Duty program.
  • Ensure all personnel wear and/or use safety equipment and supplies when lifting or moving heavy objects.
  • Ensure hazardous chemicals are labeled and stored properly.
  • Ensure maintenance personnel follow established policies governing the use of labels and MSDSs.
  • Report all hazardous conditions or equipment to the Administrator.
  • Maintain infection control and universal precautions practices when performing maintenance procedures.
  • Recommend equipment and supply needs to the Administrator.
  • Ensure appropriate personal protective equipment is available when handling infectious materials.
  • Ensure equipment is cleaned and properly stored at the end of the shift.
Qualifications
  • High school diploma or equivalent.
  • Valid driver’s license.
  • Experience as a Maintenance Director in a skilled nursing facility is preferred but not required.
