Purpose of this position is to ensure that City buildings and facilities are properly and safely maintained. This is accomplished by directing and monitoring division operations, ensuring that scheduled maintenance is completed and coordinating projects with subcontractors. Other duties may include managing personnel issues, providing departmental support and interfacing with other City employees and citizens. This position provides direction to other employees.

• Directs and monitors division operations by supervising personnel, following up on equipment repairs and building cleanliness, developing preventative maintenance schedules to ensure maintenance needs are accomplished, allocating resources to support special events such as meetings and grand openings, coordinating maintenance projects with other City departments and employees and participating in the development and administration of the department's budget.
• Ensures that scheduled maintenance is completed by conducting inspections of City facilities, including HVAC/mechanical, electrical, plumbing, building envelope, access control and camera systems.
• Coordinates projects with sub‑contractors by advertising projects, developing, coordinating and monitoring contracts for maintenance projects or services and selecting contractors for various maintenance systems.
• Manages personnel issues, selects and trains new employees, conducts performance evaluations, schedules and monitors assigned work tasks, and ensures tasks are completed and monitors the safety of employees.
• Provides support by ordering and maintaining the necessary supplies and materials and maintaining records on work activities for the city.
• Utilizes software programs, including Coast Work Order System, Excel, Word, Outlook, Tyler Munis ERP, Milestone Xprotect and DNA Fusion.
• Reads and interprets blueprints and schematics effectively while ensuring compliance with local codes and regulations.
• Performs other related duties as assigned.

Education and Experience

Work requires broad knowledge in a general professional or technical field. Education and experience that provide the necessary knowledge and skills may also be considered, but a typical way to qualify is by obtaining:

A high school diploma or equivalent, plus six (6) years of progressive experience in maintenance and repair, including three (3) years of supervisory experience, is required, or an equivalent combination of education and experience.

Over five (5) years of experience in installing and maintaining various building systems, including HVAC, electrical, plumbing, structural, and interior systems, as well as electrical and electronic controls and pumping systems, is desirable. Experience in the construction of commercial buildings is also beneficial.
