Maintenance Technician

Asset Living is a third‑party management firm with a portfolio of multifamily, single‑family, affordable housing, build‑to‑rent, and student housing properties nationwide, founded in 1986.

The Maintenance Technician assists in carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Under the supervision of the Maintenance Supervisor and Community Manager, the technician also supports the make‑ready process aligned with the property’s operational objectives.

• Community maintenance – regular/daily onsite attendance, respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
• Repair and replacement work in common areas and units; scheduling and performance of all maintenance/repair‑related turn events.
• Daily cleanup of community exteriors, grounds, breezeways, and common areas; pool maintenance and chemical logging.
• Inspection of grounds, buildings, and community features; identify, minimize and correct hazardous conditions.
• Maintain preventive maintenance program, hazard communications program, and well‑organized maintenance shop complying with safety standards and OSHA guidelines.
• Assist in inventory monitoring, record keeping of service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, and other logs.
• General upkeep, maintenance, and cleaning of office, common areas, and model unit.
• Report observed violations of community rules to the Maintenance Supervisor and/or Community Manager.
• Participate in on‑call emergency coverage.
• Use property resources, equipment and supplies economically; perform additional tasks as requested.
• Deliver excellent customer service, maintain consistent resident communication, and enforce delegated community policies.

• High School Diploma or Equivalent.
• Basic computer skills and understanding of on‑site software functions.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

• Regular movement between work sites; ascending/descending ladders, stairs, ramps; lifting objects of 100+ lbs.; operating machinery, power tools, and motor vehicles or golf carts.
• Exposure to outdoor weather elements and hazardous chemicals; ability to work overtime, weekends, and night hours (on‑call property emergencies).
• Occasional stationary work including prolonged standing or sitting.

• Reliable transportation for emergency on‑call requirement.

$17 per hour to $17 per hour.

Full compensation includes medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses (where applicable). Full‑time employees receive paid sick days and company holidays.
