Maintenance Manager
A growing Alaska-based hospitality organization is seeking an experienced Facilities, Asset & Project Manager to take company wide ownership of its physical assets, facilities, maintenance infrastructure, and capital projects across a diverse portfolio.
This is a strategic, high-visibility leadership role that goes well beyond traditional facilities or maintenance management. The successful candidate will develop systems, manage vendors and contractors, oversee capital investments, establish preventive maintenance standards, and provide executive leadership with clear recommendations regarding the organization's physical assets.
The portfolio includes restaurants, lodging and resort properties, employee housing, production facilities, warehouses, and corporate/support facilities located throughout Alaska.
Reporting directly to senior executive leadership, this individual will play a critical role in protecting the company's physical assets, controlling capital expenditures, reducing operational risk, and developing the infrastructure needed to support continued growth.
Key Responsibilities Facilities & Asset Management- Provide strategic oversight of facilities, buildings, equipment, infrastructure, and physical assets across multiple properties.
- Develop and implement company wide preventive maintenance standards and procedures.
- Establish and maintain a comprehensive asset registry and lifecycle management program.
- Conduct regular property and facility inspections to identify risks, deferred maintenance, and capital needs.
- Develop property-condition assessments and scorecards to track asset health and priorities.
- Evaluate repair vs. replacement vs. capital investment decisions based on cost, risk, operational impact, and asset lifecycle.
- Ensure critical building and operational systems are maintained to appropriate standards.
- Oversee commercial HVAC, refrigeration, plumbing, electrical, life-safety systems, generators, commercial kitchens, and related infrastructure.
- Establish emergency-response procedures for facility and equipment failures.
- Manage capital projects from initial scope through bidding, construction, commissioning, and closeout
. - Develop project scopes, budgets, schedules, and execution plans.
- Solicit and evaluate contractor and vendor bids.
- Manage contractors, architects, engineers, consultants, and other project partners.
- Review contracts, bids, estimates, invoices, and change orders.
- Monitor project budgets, timelines, quality, and overall execution.
- Identify project risks and proactively develop solutions.
- Ensure projects are completed safely, efficiently, and according to approved specifications.
- Maintain accurate project documentation and closeout records.
- Build and implement a comprehensive CMMS/work-order management system
. - Establish preventive maintenance schedules and accountability standards across the portfolio.
- Develop standardized work-order procedures and response-time expectations.
- Create reporting systems to track maintenance activity, recurring issues, costs, and asset performance.
- Establish vendor performance standards and service-level expectations.
- Develop emergency-response and escalation procedures.
- Build a long-term infrastructure that allows the organization to proactively manage its properties rather than react to problems.
- Develop and manage annual facilities and capital budgets.
- Establish long-term capital forecasts and a multi-year capital improvement plan
