Adhere to all company policies set forth by Management.

Fill vacancies, market project, show units.

Oversee maintenance personnel.

Process move-ins & lease renewals.

Process move-outs.

Scheduling of repairs & preventative maintenance checklist.

Submit applications for processing.

Submit weekly manager & maintenance reports to GLD Management Company.

Assist the site manager with above duties.

Adhere to all safety rules and guidelines.

Be on call for emergencies for evenings, weekends and holidays.

Carpentry work such as fitting doors, freeing windows and replacing shelves, etc. Must have own tools.

Exterior staining and/or painting except for major areas such as buildings.

General lawn care such as mowing, trimming and landscaping, as required.

Janitorial duties as needed.

Knowledge of water and meter cutoffs, all apartment and fixture cutoffs and sewer clean out.

Light electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.

Limited extermination services as needed.

Maintain and submit reports to Management as required.

Maintenance of turnovers, appliance operation and repair check, electrical, carpentry, glass and hardware, front door, exterior and mailbox, painting, clean and refurbishing after move-outs.

Performance of light plumbing work and replace Hot Water Heaters.

Replacement of broken glass, tile, carpet, screens, garbage disposal, fixtures, appliances, draperies, locks, etc.

Snow removal such as sidewalks, ice melt, etc., as required.
