Maintain the physical condition of the entire property, ensuring that it is safe, attractive, and always clean; and assist the property manager in performing his/her duties when necessary.
- Knowledge of general building maintenance and repair, preventative maintenance procedures, and computerized building management systems.
- Knowledge of and ability to read blueprints.
- Manage and supervise maintenance staff.
- Maintain cordial and professional relationships with other staff members and residents.
- Maintain cordial and professional relationships with suppliers, vendors, and professionals servicing the company or property.
- Can live on-site when required.
- Lead, train, and schedule maintenance staff.
- Prioritize and track work orders for timely completion.
- Conduct property inspections and report issues.
- Oversee inventory, supplies, vendors, and contractors.
- Ensure compliance with safety standards and company policies.
- Support move-in/move-out and apartment readiness.
- Provide on-call support for emergencies.
- Perform general building, grounds, and equipment maintenance.
- Complete service requests and apartment make-ready tasks.
- Maintain HVAC, plumbing, electrical, and appliance systems.
- Conduct preventive maintenance and property inspections.
- Support seasonal needs (landscaping, snow removal, pool care).
- Ensure the cleanliness and safety of all common areas.
- Education/Training:
High school diploma required; HVAC or trade school certification preferred. - Experience:
Minimum of 3 years in apartment maintenance with supervisory experience. - Skills:
Strong knowledge of electrical, plumbing, carpentry, HVAC, and appliances;
Proficient in Microsoft Office (Outlook, Word, Excel);
Effective communication, leadership, and teamwork abilities;
Ability to supervise, train, and motivate staff;
Strong organizational, multitasking, and problem-solving skills.
