JOB DESCRIPTION SUMMARY

This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality. The role includes responding to resident service requests, conducting preventive maintenance, executing the “make‑ready” process for vacant units, managing inventory of supplies and tools, completing documentation, assisting with groundskeeping, supporting cost‑control initiatives, complying with safety policies, and inspecting contractor work.

RESPONSIBILITIES
  • Complete assigned work orders generated from resident requests for service and preventive maintenance.
  • Diagnose defects or problems and make repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Perform the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspections, punch lists, vendor scheduling, and final inspections.
  • Track and manage inventory of materials, supplies, equipment, and tools.
  • Complete documentation and paperwork in a timely, accurate, and complete fashion.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage.
  • Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible.
  • Attend and participate in routine safety meetings, complete required training on OSHA and other safety laws, and report accidents and incidents promptly.
  • Inspect contractor, vendor, and service provider work to verify quality standards and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns.
QUALIFICATIONS
  • Must be able to push, pull, lift, carry, or maneuver weights of up to 25pounds independently and 50pounds with assistance.
  • Must work a flexible schedule, including evening, weekend, and holiday calls.
  • Must have all certifications required by state and local jurisdictions (applies to all service technicians).
  • Must be able to travel occasionally to assist other properties, attend training classes, business meetings, or other required activities.
  • Must be certified as a Service Technician 3 (applies to certified service technicians).
  • Strong knowledge of property maintenance, safety regulations, and quality standards.
COMPENSATION AND BENEFITS
  • Hourly rate: $25.00‑$27.00.
  • Additional compensation: eligible for quarterly or annual bonus (corporate positions) or weekly, monthly, and/or quarterly bonus programs (onsite property positions).
