Responsibilities- Ensure work performed follows established procedures for quality, productivity, budget, safety codes, and policies.
- Review and approve work orders; evaluate subcontractors; create preventative maintenance plans; conduct QA/QC inspections for all building systems; coordinate with Managers and report as needed.
- Supervise Building Technicians: recruiting, hiring, recognition, disciplinary actions, salary administration, performance appraisals, and terminations.
- Develop, evaluate, and train staff to maintain high skill levels and technical competence.
- Perform duties of a Building Technician IV as required.
- Provide operating and capital expenditure recommendations to the management team.
- Perform other job‑related duties as assigned.
Education: High school diploma or equivalent with vocational coursework in HVAC, electricity, plumbing, or related fields.
Certifications: State Certified Journeyman license or equivalent;
State 1ST Grade Stationary Engineer license.
Experience: Minimum ten years of senior‑level service technician experience, with at least 3‑4 years of supervisory work.
Computer
Skills:
Proficiency in PC, Microsoft Office, and ability to learn company software; familiarity with automated asset management systems such as Yardi Voyager Facility Manager or Maximo preferred.
- Ability to perform 24‑hour on‑call and off‑hours duty including evenings, weekends, and holidays.
- Ability to lead emergency response activities.
- Ability to create and manage on‑call/shift schedules for assigned technicians.
- Supervise and enforce safety protocols for all internal staff and third‑party vendors.
- Participate in design and construction of new facilities and fit‑outs; review and comment on submittals and design submissions.
- Extensive knowledge of building systems (HVAC, mechanical, electrical) and troubleshooting.
- In‑depth knowledge of automation systems (BMS/BAS, SACDA, fire alarm, VESDA, reporting, programming, alarm management).
- Ability to read and follow building, electrical, mechanical, plumbing drawings, and wiring schematics.
- Complete knowledge of written maintenance, emergency, and standard operating procedures.
- Strong problem‑solving and decision‑making in varying situations.
- Monitor and implement OSHA requirements for technical staff/vendors.
- Valid driver's license and ability to operate a motor vehicle.
- Good verbal and written communication skills.
- Strong organizational skills.
- Customer interface capability; able to explain technical issues to diverse audiences.
- May be required to carry and maintain appropriate government credentials.
Pay Range: $70,000 - $140,000.
