Maintenance Supervisor – Quiet Waters Landing | Annapolis, MD
Full Time- MUST HAVE VALID DRIVERS LICENSE, VEHICLE AND HVAC CERTIFIED
Quiet Waters Landing is seeking an experienced and motivated Maintenance Supervisor to lead our on-site maintenance team. This hands‑on role is responsible for overseeing day-to-day operations of the maintenance department, coordinating with contractors, managing service requests, and ensuring resident satisfaction through timely and high-quality maintenance services.
Key Responsibilities:
- Supervise and lead the maintenance team in diagnosing and repairing issues in HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance.
- Oversee apartment turnover process and ensure units are ready for move-in on schedule.
- Partner with the Property Manager on hiring, training, and coaching of service staff.
- Schedule and monitor the completion of routine preventative maintenance tasks.
- Conduct regular property inspections and identify areas requiring attention.
- Manage service request workflow, including tracking work orders and ensuring timely resolution.
- Coordinate with vendors and contractors as needed to complete larger-scale repairs or renovations.
- Handle emergency maintenance issues and ensure the property meets all safety and maintenance standards.
Qualifications:
- Minimum 3 years of experience in a residential maintenance supervisory role.
- Strong working knowledge of plumbing, electrical systems, and general property maintenance.
- HVAC and/or CFC certification required.
- Excellent leadership, communication, and organizational skills.
- Ability to multitask, prioritize, and respond effectively in a fast-paced environment.
