Maintenance Technician - The Gardens of Annapolis

Grey Star -  - Responsibilities:
Process and close work orders from resident requests and perform preventative maintenance by diagnosing and repairing issues to meet safety and code requirements;
Complete the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspections, creating punch lists, scheduling vendors, obtaining supplies, and inspecting work;
Access and obtain materials, equipment, and tools from the maintenance department, track inventory, and report re-ordering needs;
Complete documentation and paperwork to document and track service requests;
Assist in maintaining grounds, common areas, and amenities by cleaning, pressure-washing breezeways and pool areas, painting curbs and signage, and general upkeep;
Support cost-control efforts by repairing rather than replacing parts when feasible and using materials efficiently;
Follow safety and OSHA-related procedures and participate in safety trainings; periodically inspect contractor work for quality and compliance;
Conduct routine and periodic property inspections to identify safety concerns and communicate needs to management;
Comply with all state and local certification requirements and maintain required licenses
