The Maintenance Technician performs routine and preventative maintenance to maintain the physical integrity of the community. They are responsible for the upkeep and cleanliness of the property grounds, facilities, streets, amenities, equipment and various utility systems. Maintenance Technicians provide exceptional customer service to prospective and current residents always.

Performance Objectives:

• Assisting with maintaining the physical integrity of the community at all times.
• Picking up any trash/debris observed on the property while performing normal duties.
• Protecting the investment of the property owner by anticipating, identifying, and correcting any issues regarding safety, hazardous conditions or maintenance needs in the community.
• Coordinating with the Maintenance Supervisor and team to prioritize tasks throughout the day.
• Ensuring upkeep of community appearance by replacing light bulbs, removing trash and litter, painting and performing repairs.
• Assisting with groundskeeping, pool maintenance, housekeeping, distribution of notices, inspections, and other tasks as needed.
• Performing preventative maintenance on equipment within the community.
• Completing minor repairs to utility systems and streets as needed.
• Maintaining grounds and landscaping to community standards (mowing and weeding as needed).
• Performing duties in a safe manner, adhering to all safety procedures and properly using safety equipment.
• Inspecting, cleaning and repairing facilities and amenities which include clubhouse, basketball courts, swimming pools, and maintenance garage to ensure they are in good condition.
• Additional or modified duties as assigned within the Company's discretion.

  Skilled in completing daily and weekly checklists detailing maintenance tasks completed, as well as quarterly reports outlining projects executed, maintaining accurate records to track progress and compliance.
• Efficiency and productivity:
  Proven track record of completing daily checklists detailing work orders executed by maintenance staff, optimizing workflow processes, and resource allocation to achieve timely and effective maintenance outcomes.
• Reporting and analysis:
  Capable of compiling comprehensive quarterly reports detailing completed projects, analyzing data trends, and providing insights to inform decision-making and strategic planning for future maintenance initiatives.

Education & Experience:

• High School diploma or GED
• Demonstrate knowledge of broad experience in general maintenance techniques and repair work
• General knowledge of plumbing, electrical and grounds maintenance
• Proficient skills in operating hand tools, power equipment and commercial machinery
• Ability to provide legible written reports
• Ability to work independently as well as a team
• Ability to multitask, stay organized and meet deadlines.
• Ability to work on-call and be available for after hours emergencies
• Valid driver's license and good driving record
