Job Overview
This Maintenance Technician role is responsible for ensuring the internal and external buildings, grounds, amenities, and common areas of the Henley community in Apex, NC meet company standards for cleanliness, appearance, safety, and overall functionality. The position involves schedule Monday‑Friday with a rotating on‑call schedule.
Responsibilities- Assist and complete work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Oversee and complete the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspections, punch‑list creation, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
- Develop standards for the cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to reflect Greystar quality.
- Periodically inspect work performed by service team members and contractors to assess the effectiveness of policies and procedures, verify materials and services meet quality standards, and develop corrective action plans.
- Maintain adequate inventory of spare parts and maintenance materials, coordinating with the Community Manager to order supplies within budgetary guidelines.
- Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist in developing the budget for regular repair and maintenance and capital projects.
- Support cost‑cutting and expense control by fixing rather than replacing parts when possible and using tools and equipment efficiently.
- Conduct regularly scheduled safety meetings, keep MSDS sheets current, and stay updated on OSHA and other safety laws and requirements for compliance.
- Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints with efficiency and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property maintenance, building maintenance, or a related trade.
- Own hand tools (unless prohibited by state law) and skilled in safe use and maintenance of hand tools, power tools, and mechanical equipment.
- Logical thinking skills to define and correct problems.
- Proficiency in customer service and interpersonal communication to interact with residents, clients, and team members.
- Strong written and verbal communication skills for representing company management and answering policy questions.
- Proficiency in internet, word processing, spreadsheet, and database programs; experience with property management systems is preferred.
- Basic mathematical skills: addition, subtraction, multiplication, division, decimals, and fractions for financial and administrative tasks.
- EPA certifications Type I and II or Universal (for sealed HVAC system work involving refrigerants).
- All certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on the property, if applicable.
- Stand, walk, sit, bend, stoop, climb ladders, reach, and crawl in confined areas for extended periods.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
- Local routine travel for meetings, training, and other job duties.
