Position: Maintenance Technician - The Ballast on Salem

Job Overview

Service Technician at Greystar responsible for technical and mechanical maintenance across the property, ensuring cleanliness, safety, and functionality. The role surfaces resident requests, conducts preventive maintenance, prepares vacant units for leasing, manages maintenance inventory, documents work, and assists with grounds and common area upkeep on The Ballast on Salem property, Apex, NC. Work schedule is Monday‑Friday with rotating on‑call coverage.

Key Responsibilities

Complete assigned work orders from resident requests, and perform preventive maintenance by diagnosing defects, making repairs, and following company policies, safety standards, and code requirements.

Conduct the “make‑ready” process for vacant units: perform pre‑move‑out inspections, create punch lists, schedule vendors, obtain supplies, complete maintenance tasks, and inspect finished work.

Follow procedures to access, track, and return materials, supplies, and equipment from the maintenance department, and notify the supervisor of re‑ordering needs.

Maintain accurate documentation and paperwork to ensure service requests are properly recorded and tracked.

Assist in grounds and common area maintenance: pick up trash, pressure‑wash breezeways and pool areas, general cleaning, and paint curbs and signage as needed.

Support cost‑cutting and expense control by repairing parts when possible, conserving materials, and using tools and equipment correctly.

Other Responsibilities

Adhere to Greystar’s safety and risk‑management policies: attend safety meetings, complete OSHA and related training, and report incidents promptly.

Periodically inspect contractor, vendor, and service provider work to verify quality, scope, and specifications.

Assist with routine and periodic property inspections to identify safety and risk‑management concerns and communicate needs to management.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25lb independently and 50lb with assistance. Possible travel and flexible work schedule including evening, weekend, and holiday call coverage.

Required Licenses or Certifications

EPA Certifications Type1 andII or Universal for refrigerant recycling (for Certified Service Technicians).
All certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property, if applicable.

Compensation & Benefits

Hourly rate: $20.00 – $23.00. Salary may be enhanced by quarterly or annual bonus programs for corporate positions, or weekly, monthly, or quarterly bonuses for onsite positions.
