Regulatory Compliance Specialist, Procurement / Purchasing
Heyday is looking for a Construction Manager to own construction execution on our active projects and to build the systems that make that execution faster, more predictable, and more data-driven.
The role has two halves of equal weight. In the field, you are Heyday's eyes and ears: regular site visits, contractor meetings, project documentation, and deep working knowledge of the Heyday product. In the office, you partner with our Head of Growth Systems to turn real construction friction into tools and workflows that scale across the portfolio.
This is not a passive oversight role. Decision authority expands by category as you demonstrate product and contract fluency, with the goal of full ownership of construction execution decisions. If you want only the field half of this job, this is not the right seat.
REPORTING AND SCOPE
- Heyday separates predevelopment from construction. Our Director of Development owns a project from LOI through construction loan closing and hands off at groundbreaking, with overlap during the transition period. This role owns the project from groundbreaking through delivery.
- Home base is Arlington Heights, Illinois. Expect one to two days per week in the field at Illinois and Wisconsin job sites, with Madison-area visits typically paired into a single trip.
- Heyday's general contractor retains responsibility for means, methods, sequencing, and jobsite safety. This role represents the owner's interest in scope, cost, schedule, and quality.
- This role reports to the Principals.
KEY RESPONSIBILITIES
Technology and Process Development
- Partner with the Head of Growth Systems to define the tools, workflows, and data captures that standardize the construction period across all Heyday projects
- Own the field-side requirements for Heyday's construction dashboard. Write the spec, test builds on live projects, and drive each iteration
- Document repeatable processes, inspection checklists, and escalation protocols as the portfolio grows
- Adopt and champion new tools as they are built. You are the bridge between field execution and platform development
Construction Oversight and Site Presence
- Conduct regular site visits across active Heyday developments in Illinois and Wisconsin
- Develop fluency in the Heyday BTR product: unit types, standard specifications, design intent, and finish quality
- Serve as the primary point of contact for the general contractor and architect on construction execution. Questions, conflicts, and field decisions route here first and increasingly stop here
- Research and resolve those items independently. Reach a defensible answer grounded in the contract documents, approved scope, and design intent, then issue the decision within your authority. Authority expands by category, in writing, as fluency is demonstrated
- Prepare a standardized site observation report after each visit, documented and filed in the project system
- Maintain a running log of observations, recurring issues, and resolutions, capturing the fix and the upstream prevention. These lessons feed our product specifications, consultant briefs, and construction playbooks
OAC and Project Administration
- Participate in Owner-Architect-Contractor (OAC) meetings. Track open items, decisions, and follow-through
- Review Potential Change Items (PCIs) and change order requests for completeness, reasonableness, and alignment with approved scope and the contract
- Monitor project schedules and flag deviations and risk areas proactively
- Provide field-verified progress and construction documentation to accounting as inputs to the monthly draw
Relationship Management
- Build working knowledge of Heyday's GC and subcontractor relationships, performance history, and key contacts
- Maintain professional, productive relationships with design and construction partners
- Hold external partners accountable to Heyday's standards, contract terms, and timelines
