Responsibilities

  • Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community.
  • Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.).
  • Perform preventative maintenance work.
  • Respond to and resolve emergency maintenance requests for after‑business‑hours calls (weeknights, weekends, holidays).
  • Prepare vacant apartments to be rent‑ready.
  • Keep the maintenance shop clean and organized; maintain adequate stock of parts for equipment and appliances.
  • Interact directly with residents.
  • Make customer service a priority.
  • Maintain logbooks and databases; enter service requests and status updates into database.
  • Assist in monitoring contractors’ work performance.
  • Support the Maintenance Manager in meeting budget responsibilities.
  • Follow and promote company policies and procedures.
  • If the property has no housekeeper, perform light cleaning duties such as cleaning models, club houses, leasing office, emptying trash, cleaning grounds and amenity areas.
  • Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in a clean, orderly, and working condition.
Customer Service Responsibilities
  • Wear a complete, clean, and neat uniform when working on any PAA Property, including nights and weekends if applicable.
  • Communicate with residents and prospects in accordance with PAA’s standards.
  • Read and/or listen to resident requests and complaints.
  • Receive resident complaints calmly, openly, and professionally.
  • Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance if needed.
  • Deliver newsletters, correspondence, etc., to residents’ apartments.
  • Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the Community Manager.
Requirements
  • 1‑3 years of maintenance experience (apartment maintenance experience preferred).
  • Troubleshooting and problem‑solving skills.
  • Budget or basic business finance knowledge helpful.
  • Refrigeration certification (type 2 or universal) or obtain within the first 90 days of employment.
  • Valid driver’s license free of major moving violations and dependable transportation.
Physical Requirements
  • Use various hand tools and test equipment.
  • Bend, stoop, and kneel for extended periods of time.
  • Push and pull up to 300 pounds on wheels.
  • Lift up to 50 pounds.
  • Climb ladders up to 40 feet in height.
  • Use a hand‑truck.
Special

Physical Requirements
  • Move appliances from one unit to another, often by means of a hand truck up one to three flights of steps; appliances may weigh 75 to well over 300 pounds.
  • Move commercial laundry room machines (single wash or double dryer) weighing 120 to 300 pounds for repair and preventative maintenance.
  • Repair building structure, which may involve moving building materials ranging from several pounds to over 300 pounds.
  • Maintain special equipment such as exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates; these often exceed 100 pounds in weight.
  • Perform resident service functions that require moving or installing items (e.g., lighting, ceiling fans) while using a step ladder and lifting.

Compensation

Hourly pay in line with experience by reference to the required qualifications.
