Floating Maintenance Technician - Virginia , VA

Job Description Summary

This position is located in Southern Virginia (Hampton Roads). The role involves technical and mechanical work to maintain building cleanliness, appearance, safety, and functionality of properties.

• Complete assigned work orders generated from resident requests and preventive maintenance, diagnose defects, and perform repairs in accordance with policies, procedures, safety standards, and code requirements.
• Execute the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins by completing pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.
• Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department, track inventory, return unused items, and notify the maintenance supervisor of re‑ordering needs.
• Complete documentation and other paperwork in a timely, accurate, and complete fashion so that service requests are appropriately documented and tracked.
• Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
• Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment.

• Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
• Work inside and outside in all weather conditions.
• Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
• Rare or regular travel may be required to assist other properties, attend training, business meetings, or other situations necessary for the role.
• Work a flexible schedule, including call hours during evenings, weekends, and holidays.
