Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Complete assigned work orders from resident requests and preventative maintenance: diagnose problems, make repairs per policies and code.
- Perform make‑ready for vacant apartments: pre‑move‑out inspection, create punch list, schedule vendors, obtain supplies, complete maintenance tasks, and inspect final work.
- Access, track, and return materials, supplies, and tools; notify the maintenance supervisor for re‑orders.
- Complete documentation and paperwork accurately and timely.
- Assist in maintaining grounds, common areas, and amenities: pick up trash, pressure‑wash breezeways and pool areas, general cleaning, paint curbs/signage as needed.
- Support cost‑cutting programs by repairing parts, avoiding waste, and using tools correctly.
- Comply with safety and risk‑management policies: attend safety meetings, complete required OSHA training, and report incidents promptly.
- Inspect work performed by contractors, vendors, and service providers to verify quality standards.
- Assist in routine and periodic property inspections to identify safety concerns and communicate with management.
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas; work indoors/outdoors in all weather; lift up to 25lbs independently and 50lbs with assistance; flexible schedule including evening, weekend, and holiday calls; occasional travel may be required.
Required Licenses and Certifications- EPA Type1 andII or Universal refrigerant recycling certifications (for Certified Service Technicians).
- All state and local certifications required.
- Valid driver’s license to operate a golf cart on property if applicable.
Hourly range: $25.00–$26.00. Hiring may be eligible for quarterly/annual bonus (corporate) or weekly/monthly/quarterly bonus (on‑site).
