Job Summary

This position performs technical and mechanical work to ensure the physical aspects of the building, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Complete assigned work orders generated from resident requests, perform preventive maintenance, diagnose defects, and make repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Complete the make‑ready process to prepare vacant units for leasing or new move‑ins, including pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, finishing maintenance tasks, and inspecting completed work.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, track inventory, return unused items, and notify supervisors of re‑ordering needs.
  • Document all work and complete paperwork accurately and promptly for proper tracking of service requests.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly.
  • Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly.
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify compliance with quality standards, scope, and specifications.
  • Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns and communicate property needs to management.
Qualifications and Certifications
  • EPA certifications Type1 and II or Universal for refrigerant recycling (required for Certified Service Technicians).
  • All certifications required by state and local jurisdictions (required for all Service Technicians).
  • Valid driver’s license to operate a golf cart on property when applicable.
  • Flexibility to work a flexible schedule, including evenings, weekends, and holidays.
  • Ability to lift, carry, and maneuver weights up to 25pounds independently and up to 50pounds with assistance.
  • Ability to work indoors and outdoors in all weather conditions and to perform physical tasks such as standing, walking, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas.
  • Availability to travel as needed to support other properties, attend training, business meetings, or other required activities.
Physical Demands

Incumbents must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work may be performed in all weather conditions. Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to 25pounds independently and 50pounds with assistance.

Compensation and Benefits

Hourly range: $22.00 – $24.00. Compensation may also include quarterly or annual bonus programs for corporate positions and weekly, monthly, or quarterly bonuses for onsite property positions.
