Job Summary

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal. Supports the service team in maintaining a clean, safe, and welcoming environment for residents.

Responsibilities
  • Inspect the community throughout the day to remove litter, debris, and pet droppings, ensuring all common areas and amenities remain neat.
  • Remove trash and items from vacant apartments before make‑ready, transfer to dumpsters or storage, and keep storage areas clean.
  • Complete assigned minor and routine service requests per the Service Supervisor or Community Manager, and assist the make‑ready specialist as needed.
  • Change locks in accordance with property policy and ensure pool gates meet code and safety standards.
  • Distribute notices and communications to residents as required.
  • Report hazards or dangerous situations to appropriate supervisors.
  • Demonstrate customer service skills by treating residents respectfully, answering questions, and addressing maintenance complaints.
  • Attend routine safety meetings and complete required OSHA and other safety training; report accidents and incidents promptly.
  • Qualifications
    • Valid driver’s license to operate a golf cart on property.
    Physical Demands

    Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, and carry weights up to 25pounds independently and 50pounds with assistance. Flexible schedule including evenings, weekends, and holidays; occasional travel may be required.

    Compensation

    Hourly rate: $18.00 – $20.00. Potential eligibility for bonus programs (quarterly, monthly, or weekly) for both corporate and onsite positions.
