This role oversees and performs technical and mechanical work that ensures the interior and exterior of the community’s buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description- Assists and completes work orders generated from resident requests, diagnosing issues and performing repairs per policies, procedures, safety standards, and code requirements.
- Oversees the make‑ready process to prepare vacant apartments for leasing, including inspections, punch lists, vendor scheduling, material procurement, maintenance tasks, and final inspections.
- Develops standards for cleanliness and appearance across community grounds, amenities, building exteriors, residences, signage, leasing office, garbage areas, parking, and other common spaces.
- Inspects work performed by service team members and contractors to assess effectiveness of policies, meeting quality, scope, and specification standards.
- Maintains inventory of spare parts and materials, working with the Community Manager to order supplies within budgetary guidelines.
- Completes monthly preventive maintenance procedures per the Policy and Procedure Manual.
- Assists the Community Manager in developing budgets for regular repair and maintenance projects and capital improvements.
- Supports cost‑cutting programs by repairing rather than replacing parts, conserving materials, and properly using tools and equipment.
- Conducts scheduled Greystar safety meetings, ensures MSDS sheets are current, and stays updated on OSHA and other safety regulations.
- Demonstrates customer service by treating residents with respect, answering questions, and responding promptly and efficiently to maintenance requests.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance, building maintenance, or related trade.
- Must provide own hand tools unless prohibited by state law and be skilled in safe use of hand tools, power tools, and mechanical equipment.
- Ability to apply logical thinking to define and correct problems.
- Proficiency in customer service and interpersonal communication skills.
- Ability to read, write, and communicate effectively with internal and external stakeholders.
- Proficiency with internet, word processing, spreadsheet, and database programs; property‑management‑system experience preferred.
- Mathematical skills for handling basic financial calculations.
- EPA certifications Type I and II or Universal if required to work on sealed HVAC systems.
- All certifications required by state and local jurisdictions.
- Valid driver’s license to operate a golf cart on the property, if applicable.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
- Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Push, pull, lift, carry, or maneuver weights up to 25 pounds yourself and 50 pounds with assistance.
