Porter, Maintenance​/Cleaning

Asset Living is a third‑party management firm founded in 1986, known for fostering thriving communities nationwide. The company manages a portfolio of multifamily, single‑family rental, affordable housing and other residential properties across the United States.

The Porter assists in the maintenance and upkeep of the property, including corrective, preventative, routine, and cosmetic tasks. The role supports make‑ready processes and works under the guidance of the Maintenance Supervisor and Community Manager.

• Maintain community grounds, buildings, breezeways, and common areas.
• Attend the site daily and conduct cleaning, trash removal, and general maintenance.
• Respond to resident and management requests and work orders in a timely manner.
• Ensure repairs and replacements are completed promptly.
• Inspect grounds and buildings daily to identify and correct hazardous conditions.
• Assist in maintaining a preventative maintenance program.
• Adhere to Asset key policy and safety standards including OSHA guidelines.
• Keep the maintenance shop organized and stocked.
• Support the Hazard Communications program and promote safe work practices.
• Participate in unit inspections as requested.
• Notify the Maintenance Supervisor or Community Manager of violations of community rules.
• Use property resources, equipment, and supplies efficiently.
• Perform additional tasks assigned by the Maintenance Supervisor or Community Manager.
• Participate in on‑call emergency service at the community.
• Provide excellent customer service and monitor service request turnaround.
• Maintain a favorable image of the community to enhance property objectives.
• Ensure consistency in interactions with residents.
• Enforce community policies delegated by the supervisor.

• High School Diploma or Equivalent.
• Basic computer skills and ability to use on‑site software.
• Basic knowledge of Fair Housing Laws and OSHA requirements.

• Regular movement throughout the work site and traversal of flat and uneven terrain.
• Ability to ascend and descend ladders, stairs, ramps, and step stools; work overhead and reach; repeat motions; lift and move objects of 100+ lbs.
• Operate motor vehicles or golf carts and work outdoors in various weather conditions.
• Operate machinery and power tools; perform tasks in tight or confined spaces; stand or sit for extended periods; work overtime, weekends, and nights as needed for emergencies.

Salary Range: $21 to $23 per hour.

Compensation is based on skill, experience, and the employee’s qualifications. Full‑time employees receive paid sick days and company holidays.
