Maintenance Person

Non-Exempt

The Maintenance Person ensures that the overall functions of the building premises are in good, safe operational order; is responsible for minor repairs and coordinating outside services for major or specialized repairs.

• Inspect the interior and exterior of all buildings on the premises for wear or damages that require repair or equipment replacement.
• Record specific requests from managers for repairs. Identify whether it is a minor repair which can be handled internally or if necessary receive required bids from outside sources for major, or specialized (e.g., electrical wiring, etc.), repair.
• Make minor repairs.
• Replace defective or worn items (e.g., light bulbs).
• Schedule and monitor approved major repairs done by outside contractors.
• Understand and keep current of federal, state and local regulations that effect building operations such as OSHA, etc.

One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Current driver's license.

and stoop, kneel, crouch, or crawl. The employee is occasionally required to sit and talk or hear. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision.

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is frequently exposed to moving mechanical parts and high, precarious places. The employee is occasionally exposed to fumes or airborne particles, outside weather conditions, and risk of electrical shock. The noise level in the work environment is usually moderate.
