Job Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Completes assigned work orders from resident requests, conducts preventative maintenance, diagnoses defects, and performs repairs following policies, procedures, safety standards, and code requirements.
- Completes the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, creating punch lists, scheduling vendors, acquiring supplies, completing tasks, and inspecting finished work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory, returning unused items, and notifying the maintenance supervisor of re‑ordering needs.
- Completes documentation and paperwork accurately and promptly so service requests are properly tracked.
- Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing, general cleaning, and painting curbs and signage as needed.
- Supports cost‑cutting and expense control by fixing rather than replacing parts, minimizing waste, and practicing correct tool use.
- Complies with safety and risk‑management policies, attends property safety meetings, completes OSHA and other related training, and reports accidents promptly.
- Periodically inspects contractor work to verify quality standards, scope, and specifications are met.
- Assists in conducting routine and periodic property inspections to identify safety and risk management concerns, keep the property in good repair, and communicate concerns to management.
Incumbents must stand, walk, or sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work may be performed indoors and outdoors in all weather conditions. Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to 25pounds independently and 50pounds with assistance. Rare or regular travel and flexible hours, including evening, weekend, and holiday “call” duties, may be required.
RequiredLicenses or Certifications
- EPA certifications Type1 andII or Universal for refrigerant recycling (applies to Certified Service Technicians).
- All certifications required by State and Local jurisdictions (applies to all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
- Hourly rate: $19–$21 (varies by experience, location, and business needs).
- Eligibility for bonus programs: quarterly or annual bonus for corporate positions; weekly, monthly, and/or quarterly bonus for onsite property positions.
