Maintenance Director Full-Time (Maintenance)

Arvin Post Acute is seeking an experienced, dependable, and hands-on Maintenance Director to lead our Maintenance Department. This position is responsible for ensuring the facility, equipment, and grounds are maintained in a safe, comfortable, and compliant condition for our residents, employees, and visitors.

Compensation

Pay Range: $23.00-$23.50+ per hour, based on experience

General Purpose

The Maintenance Director plans, organizes, develops, and directs the overall operation of the Maintenance Department in accordance with current federal, state, and local standards, guidelines, and regulations, as well as facility policies and direction from the Administrator.

The primary goal of this position is to ensure the facility is maintained in a safe, functional, sanitary, and comfortable manner at all times.

Essential Duties and Responsibilities
  • Plan, organize, implement, evaluate, and direct the Maintenance Department and its daily operations.
  • Develop and maintain maintenance policies, procedures, schedules, and preventative maintenance programs.
  • Ensure maintenance schedules are followed and work orders are completed promptly.
  • Conduct routine rounds and inspections of the facility, equipment, storage areas, utility rooms, janitorial closets, and work areas.
  • Coordinate maintenance services with Nursing, Dietary, Activities, Housekeeping, Administration, and other departments.
  • Inspect facility systems and equipment to ensure they are operating safely and properly.
  • Maintain knowledge of boilers, compressors, generators, plumbing, electrical, HVAC, and other building systems.
  • Promptly identify and report equipment failures, facility damage, safety hazards, and necessary repairs.
  • Coordinate and supervise outside vendors, contractors, and service providers to ensure work is completed according to contracts and work orders.
  • Participate in facility surveys and inspections conducted by regulatory agencies.
  • Develop and implement plans of correction for maintenance-related survey deficiencies.
  • Maintain the facility in compliance with applicable building codes, fire regulations, life-safety requirements, and workplace safety standards.
  • Oversee fire prevention and safety programs and conduct routine inspections of work areas and equipment.
  • Ensure maintenance staff follow established safety practices and properly use required personal protective equipment.
  • Maintain appropriate Material Safety Data Sheets/Safety Data Sheets for chemicals used within the department.
  • Ensure hazardous materials and chemicals are properly labeled, stored, and handled.
  • Assist with infection prevention efforts and ensure maintenance staff follow universal precautions and facility infection control procedures.
  • Ensure employees receive proper training before performing tasks involving hazardous chemicals, blood, body fluids, or other potential exposures.
  • Monitor the use of maintenance supplies and equipment to minimize waste and control expenses.
  • Assist with developing the Maintenance Department budget for labor, equipment, repairs, and supplies.
  • Maintain accurate records of maintenance expenses, repairs, inspections, and department activities.
  • Conduct quality control inspections to ensure maintenance standards are consistently met.
  • Maintain adequate inventory of tools, equipment, replacement parts, and maintenance supplies.
  • Maintain confidentiality of resident information and protected health information.
  • Respond appropriately to maintenance emergencies and adjust schedules or staffing as needed.
  • Ensure medical waste and other regulated materials are handled and disposed of according to facility procedures.
  • Perform additional duties as assigned by the Administrator.
Supervisory Responsibilities

This position has supervisory responsibilities and is responsible for directing, training, scheduling, and evaluating maintenance personnel.

The Maintenance Director is expected to provide leadership, identify areas needing improvement, and ensure staff members are properly trained in safety procedures, equipment use, infection prevention, and facility standards.
