We are seeking a skilled and adaptable Maintenance Managerin Asbury Park, NJ. The Maintenance Manager will be responsible for overseeing maintenance operations for the apartment community to ensure the property is safe, clean, functional, and well-maintained. This position supervises maintenance staff, coordinates repairs, manages preventive maintenance programs, and ensures compliance with company policies, safety regulations, and local building codes. The Maintenance Manager works closely with the Property Manager to maintain resident satisfaction and protect the value of the property.

Responsibilities
  • Supervise, train, schedule, and evaluate maintenance technicians and porters.
  • Plan, assign, and monitor daily work orders to ensure timely completion.
  • Oversee preventive maintenance programs for HVAC systems, plumbing, electrical, appliances, roofing, and building exteriors.
  • Complete scheduled sprinkler system maintenance as required, based on time of year.
  • Respond to emergency maintenance issues and coordinate after-hours emergency service as needed.
  • Oversee apartment turns, ensuring units are ready for new residents on schedule.
  • Conduct routine inspections of buildings, common areas, amenities, and grounds to identify maintenance needs.
  • Coordinate work performed by outside contractors and vendors while ensuring quality workmanship.
  • Maintain inventory of maintenance supplies, tools, and equipment.
  • Prepare and manage the maintenance budget, monitor expenses, and recommend cost‑saving initiatives.
  • Ensure compliance with OSHA standards, Fair Housing requirements, environmental regulations, and all applicable local, state, and federal laws.
  • Maintain accurate maintenance records, inspections, preventive maintenance schedules, and vendor documentation.
  • Assist in developing capital improvement plans and recommending property upgrades.
  • Provide excellent customer service by responding professionally and courteously to resident maintenance requests.
  • Participate in an on‑call rotation for after‑hours emergencies.
Qualifications
  • High school diploma or GED required; technical or vocational training preferred.
  • Minimum of 3–5 years of apartment or property maintenance experience.
  • Previous supervisory or management experience preferred.
  • Strong knowledge of HVAC, plumbing, electrical systems, appliance repair, carpentry, drywall, painting, and general building maintenance.
  • HVAC certification and CPO (Certified Pool Operator) certification preferred.
  • Valid driver's license and reliable transportation.
  • Ability to read blueprints, maintenance manuals, and technical specifications.
  • Proficiency with property management and work order software is preferred.

  • Walk, climb stairs and ladders, bend, kneel, crouch, and stand for extended periods.
  • Work indoors and outdoors in varying weather conditions.
  • Safely operate maintenance equipment, power tools, and vehicles.
Work Schedule
  • Full-time position.
  • Must be available for emergency after‑hours calls, weekends, holidays, and rotating on‑call responsibilities as required.
