  • This job requires a flexible schedule with varied work hours that may include weekends.

We are seeking a reliable leader and self-starter with a proven track record in implementing preventive maintenance programs and managing vendor partnerships. Candidates should possess comprehensive knowledge of appliance repair, pool maintenance, plumbing, electrical systems, and HVAC.

Desired Qualifications for a Service Manager:
  • Extensive background as an HVAC Service Manager or in a comparable position.
  • Deep technical expertise in HVAC controls, components, and full systems.
  • Collaborative leadership style with strong team management capabilities.
  • Superior decision‑making skills and a talent for problem‑solving.
  • Understanding of cost management and budget oversight.
  • Effective interpersonal skills for communicating with residents, vendors, and staff.
  • HVAC certifications and professional licenses are highly preferred.
  • Experience with in property management operations is beneficial.
  • Valid driver’s license and a clean record, plus a dependable vehicle for daily duties and on‑call needs.
  • Personal ownership of essential hand tools.
  • Physical stamina to navigate stairs and lift over 50 pounds regularly.
  • A positive, service‑oriented mindset.
Key Responsibilities of the Service Manager:
  • Deliver outstanding customer service to all residents.
  • Implement financial efficiencies and manage maintenance budgets.
  • Ensure a 24‑hour response time for resident maintenance requests.
  • Oversee maintenance team schedules, focus areas, and on‑call rotations.
  • Provide active coaching and mentorship to the team.
  • Manage apartment turns within a 5‑day window, ensuring high‑quality repairs.
  • Perform hands‑on tasks across electrical, plumbing, HVAC, and pool maintenance.
  • Monitor property safety, address emergencies, and maintain grounds.
  • Supervise vendors and optimize the purchasing process via Appfolio.
  • Manage security deposit processing and participate in departmental meetings.
