Position: Maintenance Director - New Property (Houston, TX)

What You Will Do

As a Maintenance Director, you will effectively lead a maintenance team and actively participate in maintaining the physical condition of the entire community while promoting resident satisfaction.

Key Responsibilities
  • Facilitate a high‑performing team through frequent communication, coaching, and training of diverse skill sets.
  • Provide quality control by reviewing work, offering feedback, and rolling up sleeves to assist with work orders and projects.
  • Review and analyze the property budget to ensure expenses remain within guidelines.
  • Embrace CWS core values and set an example for the team each day.
  • Lead maintenance team members; embrace, engage, motivate, and train team members.
  • Prepare and make-ready apartments.
  • Complete service requests.
  • Maintain inventory and shop organization.
  • Perform common‑area maintenance.
  • Lead the preventative maintenance program.
  • Participate in resident satisfaction programs.
  • Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
  • Lead and participate in the CWS Risk Management and Safety Programs.
What You Bring To Us
  • High school diploma or GED (required)
  • Yardi software experience (preferred)
  • Microsoft Office and Outlook software experience (required)
  • EPA, HVAC I & II, CPO, and local certifications (required)
  • Minimum 2‑4 years of full‑time work experience in apartment maintenance or a trade requiring extensive knowledge of electricity, plumbing, carpentry, painting, and HVAC (required)
  • Valid driver’s license and current automobile insurance (required)
  • Basic set of hand tools (required)
  • Ability to read service requests, schedules, and regularly converse with team members, residents, and vendors in English
  • Basic computer skills
  • Adherence to company policies, procedures, and practices
  • Ability to establish and maintain effective working relationships
  • Maintenance of a professional and ethical atmosphere
  • Supervisory/managerial skills
  • Prepared to work at locations other than the “home” property
  • Willingness to travel within major metropolitan areas and attend company functions in other cities
  • Readiness to respond to emergency calls outside of normal business hours while setting expectations for on‑call rotations with the team

Work Environment

Work is performed in both office and field environments within residential apartment communities. The position may involve exposure to outdoor weather conditions, maintenance shops, construction areas, mechanical equipment, noise, dust, chemicals, and other conditions associated with maintenance operations.

Physical Requirements

Requires frequent walking of apartment communities, including climbing stairs and accessing maintenance, mechanical, and outdoor areas. The position involves standing, bending, reaching, and occasional lifting of equipment or materials up to 50 pounds. Ability to inspect property conditions, operate office and maintenance‑related equipment, and respond to emergency situations as needed is essential.
