Join a dynamic and collaborative team as a Preconstruction Manager, where you will play a key role in shaping the success of commercial construction projects from the earliest stages. This position is responsible for managing the preconstruction process, including estimating, budgeting, scheduling, and coordinating with architects, engineers, contractors, and clients. - Oversee the preconstruction process from project conception through the start of construction.
- Prepare and review estimates, budgets, and proposals by analyzing blueprints, specifications, and related documents.
- Develop conceptual estimates and budgets using onscreen takeoffs and programming information.
- Identify and analyze labor, material, and time requirements for projects.
- Collaborate with internal teams and external partners to ensure accurate and complete estimate packages.
- Solicit and evaluate quotes from subcontractors, vendors, and suppliers.
- Prepare detailed cost estimate reports and conduct project-related risk assessments.
- Recommend and price value engineering options to optimize project outcomes.
- Lead and manage project pursuits and preconstruction efforts, including team leadership and client presentations.
- Develop and review scopes of work for each trade and conduct subcontractor bid analyses.
- Lead the subcontractor selection process and prepare final estimates and RFPs for client presentations.
- Create and update construction schedules, logistics, and phasing plans.
- Maintain and develop historical data for unit pricing and master subcontractor/vendor lists.
- Assist project managers with contract negotiations and change orders.
- Prepare subcontractor bid packages and ensure comprehensive coverage from subcontractors.
- Lead stakeholders through the design and preconstruction phases of assigned projects.
- Coordinate with operations teams to award subcontractors and vendors in a timely manner.
- Write RFIs during the pricing phase and assemble deliverables for internal and external stakeholders.
- Review work products to ensure quality and adherence to processes.
- Provide ongoing training and mentorship to preconstruction engineers and assistant preconstruction managers.
- Perform other duties as assigned.
- Bachelor’s degree or equivalent experience required; degree in construction management, architecture, engineering, engineering technology, or business preferred.
- Minimum 5 years of commercial construction experience required.
- Experience with data center projects preferred.
- Proficiency with Microsoft Project (or comparable scheduling software), Bluebeam, and Procore required.
- Ability to read and interpret project documentation, including blueprints, specifications, CPM schedules, and submittals.
- Experience performing onscreen takeoffs required.
- Strong understanding of unit costs for various project types and all phases of ground-up commercial construction.
- Comprehensive knowledge of major trades and building components.
- Demonstrated ability to lead and manage preconstruction efforts for projects of $10M+.
- Excellent written and verbal communication skills.
- Strong critical thinking, problem-solving, and decision-making abilities, especially under pressure.
- Ability to work on multiple projects simultaneously with varying types and sizes.
- Collaborative team player with the ability to build relationships with subcontractors, suppliers, and internal teams.
- Ability to travel occasionally as required (up to 10 days per month).
- Ability to meet physical demands of the role, including standing, walking, sitting, climbing, balancing, stooping, kneeling, crouching, crawling, reaching, grasping, pushing, pulling, handling, typing, talking, hearing, seeing at various distances, distinguishing color, and lifting up to 50 pounds.
