Hyperscale Data Center – Powered Shell & Tenant Fit-Outs
We are looking for an Assistant Project Manager – (Cost Control Focused) to join our team as an on‑site Owner’s Representative at a hyperscale data center campus. In this role, you will focus on the financial health of the project—specifically managing cost control, budget tracking, and contract compliance for fast‑paced Powered Shells and/or tenant fit‑out scopes. This position is an excellent next step for a General Contractor Project Manager or Estimator who wants to transition to the Owner's side of the business.
Instead of managing day‑to‑day field operations, you will focus on evaluating project costs, protecting the client’s budget, and ensuring contract compliance. We are looking for someone with a solid grasp of construction fundamentals who is diligent, inquisitive, and eager to expand their knowledge in the mission‑critical sector.
- Buyout & Procurement Review:
Review subcontractor buyout packages submitted by the General Contractor to verify scope alignment, competitive pricing, and adherence to GMP contract terms. - Change Management:
Manage the potential change orders. Review contractor change requests, evaluate cost impacts and entitlement against the contract, and provide clear recommendations to the client. - Budget Tracking:
Maintain project cost logs, including contingencies and allowances. Assist the project leadership team with cash‑flow forecasting and routine budget updates. - Contract Administration:
Monitor compliance with Owner‑Contractor agreements, ensuring proper documentation for schedule impacts, and timely notifications and submissions for potential change orders.
- Project Document Review:
Cross‑reference project drawings, specifications, submittals, and RFIs to validate Stakeholder Coordination:
Act as a collaborative, professional liaison between the Client, General Contractor, and design consultants to resolve cost and operational questions. - Meetings & Reporting:
Help lead weekly cost meetings with the client and project team. Prepare clear, accurate weekly and monthly cost reports.
- Experience:
Minimum 3 years of experience in commercial construction project management or estimating, preferably with a General Contractor. - Contract Knowledge:
Practical understanding of project delivery, risk, and billing as a CMAR under Guaranteed Maximum Price (GMP) contracts. - Technical
Skills:
Ability to read and confidently interpret construction drawings, specifications, contracts, submittals, and RFIs, and produce quantity takeoffs and cost estimates. - Systems & Software:
Strong computer proficiency, particularly with Excel and Bluebeam. Experience with project management platforms like Procore, e-Builder, Autodesk Construction Cloud (ACC), and estimating software is highly desirable. - Education:
Bachelor’s degree in Construction Management, Engineering, or a related field; equivalent field experience paired with strong technical and computer skills will also be considered.
- Diligence & Detail: A strong work ethic, natural sense for numbers, and meticulous attention to detail.
- Coachability:
The desire to learn the technical nuances of data centers and adapt to an Owner’s Rep mindset. - Communication:
Clear, professional written and verbal communication skills appropriate for corporate tech clients.
- Estimating experience with a GC, electrical, or mechanical contractor.
- Prior field experience as a Project Engineer, Assistant Superintendent, or QA/QC lead.
- Familiarity with complex MEP (Mechanical, Electrical, Plumbing) systems.
- Familiarity with construction progress billing and the pay application process.
