Compensation: Approximately $120,000–$140,000 base salary, with flexibility for the right candidate

Position Overview

Client is seeking an experienced Residential Construction Manager to lead its community-based construction teams throughout the Metro Atlanta market.

The current manager is preparing to retire, creating an immediate opportunity for the selected candidate to transition into the position while receiving direct knowledge transfer and operational continuity.

This role will manage and support the company’s superintendents and site builders across multiple residential communities. The ideal candidate will combine strong homebuilding knowledge with excellent people leadership, communication, accountability, and personnel management skills.

The position is primarily office-based in the Norcross, Alpharetta, or Roswell area, with regular local travel to active communities throughout Metro Atlanta.

Key Responsibilities
  • Lead, coach, and manage superintendents, site builders, and field construction personnel.
  • Oversee residential construction activity across multiple Metro Atlanta communities.
  • Establish clear performance expectations and hold field teams accountable for schedules, quality, cost, safety, and customer satisfaction.
  • Monitor construction schedules and assist teams in resolving delays, trade issues, permitting concerns, and material challenges.
  • Conduct regular community and jobsite visits.
  • Ensure homes are completed according to company standards, plans, specifications, budgets, and committed closing dates.
  • Review production schedules, backlog, cycle times, variance reports, quality metrics, and community performance.
  • Support the hiring, onboarding, training, development, and retention of construction team members.
  • Manage performance concerns and provide direct, constructive coaching when standards are not being met.
  • Coordinate with purchasing, architecture, land development, sales, warranty, customer service, and senior leadership.
  • Build strong working relationships with subcontractors, vendors, inspectors, and local authorities.
  • Help ensure consistent construction practices and quality standards across all communities.
  • Identify operational issues and implement practical process improvements.
  • Support homeowner communication and escalation resolution when necessary.
  • Assist with the transition of responsibilities from the retiring construction manager.
Required Qualifications
  • Substantial experience in residential homebuilding construction.
  • Previous experience managing superintendents, site builders, or community construction teams.
  • Demonstrated success overseeing multiple subdivisions or residential communities.
  • Strong people-management skills, including coaching, accountability, conflict resolution, and performance management.
  • Solid knowledge of residential construction schedules, sequencing, quality control, budgets, trade management, inspections, and closing requirements.
  • Ability to manage field personnel with different experience levels and leadership styles.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to travel locally throughout Metro Atlanta during the workweek.
  • Working knowledge of the Metro Atlanta residential construction market is strongly preferred.
